After my Grandfather decided to sell the family Ford dealership, my dad and I found that we have no place to really mess with our toys. My attached garage on the house is 20x21 which is really tight for two cars just parked let alone tools, mower, ect. So with my budget set I decided to build a 26x40 garage on my side lot.

W4m,
Just saw your post. I've been 'lurking' here for a wee bit as I am considering building a 26 x 40 garage as well. Been trying to get some design ideas as well as the all important cost. Anyway, do you have any plan details / pics you can post? Also, what kind of budget are you figuring?

Thanks guys. Don't really have plans just building on the fly. I live in a small town in Ohio where $25 gets you a building permit to put up whatever you want...no inspections or building codes. You don't even have to be a licensed plumber or electrician to do anything. Going to have 10ft ceilings with vaulted ceilings in the first 30ft and attic trusses in the last 10ft. There is a 6ft slab the entire width of the floor that is 6 inches deep for future lift. Under the attic truss section there will be a 10 ft wall down the center of the garage where on the right side will be my 3 walled shop area for benches and toolbox and utility sink and the other side will be storage or a car. Should have enough room to put two cars down the left side tucked tight to the wall for storage and still have a bay to work in. My budget was $15k for the building loan which as of right now with the foundation and floor, stone, and building materials I'm at $14.7k :thumbup: Materials will be here in about a week and building will commence shortly after.

Awesome! I'm really eager to hear / see some updates on your build. Keep us posted, even with the trivial/mundane info...that'll help with my game plan!

You smell that? Lumber, son. Nothing else in the world smells like that. I love the smell of lumber in the morning. You know, one time we framed a garage in two days. When it was all over, I walked up. We didn't find one loose nail, not one out-of-plumb member. The smell, you know that lumber smell, the whole jobsite. Smelled like . . . victory. :D

Congratulations on a great start! Looks amazing.

I like the size, height and ceiling layout on your shop. Very cool. If you drywall finish it, it will be interesting to see how you the ceiling and lighting finish out. Nice!

Thanks for all the kind words....it's going better than I had hoped. Now if it would stay out of the mid 90's I would feel more motivated to work harder. :)

Took a couple days off to recoup and clean up scraps, sweep, and reorganize. Today trimmed out doors and installed windows.

Well it's been slow going now. Doing most of the siding myself on weekends with the occasional help from my neighbor and brother in law. Hoping to get the rest of the outside finished by the end of the month.

The garage looks great. One question though, I see where you are in Ohio. I thought footers were supposed to be a minimum of 32" deep and maybe more, the farther north you go. You don't look like but a foot down to the top. Any reason why?

The footers were dug 36 inches and poured 32 inches deep of concrete and then laid 4 rows of block. I didn't get any pics of the footer dug because of work and my guys working so fast. My excavating guy dug it on a Thursday and we poured the footer Friday and laid block Saturday. The area where my garage is was the lowest point on the property so we chose the lowest corner and went down 36 inches then ran the laser level all the way around as we dug. My guy that did the concrete wanted to make sure at least 2 blocks were showing on the outside after grading to make sure it was high enough not to flood out the garage. We also put rebar in the footer.

Things are looking great. I can not wait until the inside comes together.
I can't wait either, but it might be another year or so before I get the inside finished up. I would like to get the rear section partitioned off so I can set up my work area but as far as drywall or sheeting it might be a little bit. Hoping to get electric trenched out and put in this year yet too.

Wow, did not think it was this way anywhere. What about for the construction of a new home in your area ?

Side note, adding the shop will make that much less lawn to keep trimmed.

Where in Ohio are you?

Little town in northwest Ohio. All you have to do is tell them what size you are building, a rough property sketch on the back of the application of where it's going to be, and as long as its within the setbacks and right a ways the village has set up for that area of town....you're good to go. I don't know about new construction but I know my house (which was originally built by my uncle 15 years ago) was wired by my other uncle who is extremely smart with electricity but not a licensed electrician. A block away lives my brother in laws father and when he built his house he wired and plumbed it himself....not licensed for either. The village has it's own power company so all you have to do is go out to the electric shop and pick up a meter (free) and pay them $5 a installed foot from the electric box your your meter. I will be trenching a line from the house to the garage for a 100 amp service.....oh and the garage fuse box will be wired by a non licensed electrician for the price of a case of beer. :thumbup:

Here is where I'm at money wise so far.

All excavating and stone = $1640
Footer, block, floor = $5800
Building materials = $7996.03
Labor for the 3 day build = $1180

Total to date = $16,616.03

Finally finished up the outside of the garage about a month ago but with catching pneumonia and getting things ready for winter I didn't get electric out there this year.

No signs, the dealership is still in business by a different owner. I did go up in the attic and picked up a set of NOS hubcaps from every year the dealership was there. (50's on up) There was about a 20x20 room in the attic waist high of hubcaps with a small walkway around it. I got some banners and flags from over the years and also an bubble balancer (the only way to balance a Model A wheel since you can't put it on a machine) Most of the items in the garage were part of the deal so couldn't get any good tools, machines, or racks.

Those NOS hubcaps will make a really cool display. I can't imagine very many people will have something like that! Re. balancing the Model A wheels, I use Dyna-Beads inside the tubes and totally eliminate the unsightly weights on the wheels. They harmonically balance the wheels each time you drive. Looking forward to seeing pics of your progress on the interior of the garage.
