Well the days of borrowing other peoples garages, lifts and working on my vehicles and toys outside on the ground are soon to be over for me. I have been a lurking/learning on this forum since the idea came to fruition to build a garage and this past fall the project started.

My build is pretty simple actually, it's a 32x40, 2x6 stick frame on a frost wall foundation in South Western Maine. Ceiling height should end up around 13'6" with 12' studs on double top and bottom plates and 1' of concrete wall above my finish floor. There will be (1) 10x12 and (2) 10x10 overheads and a standard man door. No glass for this guy, even though living in the woods 1000' off the road does not require much more privacy, that's how I want it.

The roof will be 5/12 pitch storage trusses. I wrestled with the idea of not going with storage trusses due to the fact that the space always seems to end up a grave yard for $hit people just don't want to throw out. In the end the price difference was negligible so I went with them.

I will be having the shell framed up and sheathed with zip system and I will be doing the rest myself. Just couldn't justify the weekends I was going to lose when it would take my framer less than a week to get the shell up tight to the weather. In fact the reason I am starting this thread now is he just text me last night to say he wanted to start Monday 5/22.

I have attached a few pics of the process so far and will continue to add pics as I can. Hope this helps others visualize similar projects they may be considering.

Floor was poured today and framing materials delivered. Pictures aren't the greatest as it's "Black Fly" season here in Maine and I had to hurry!

Hopefully framing starts Monday.

Technically a "Flat Lander" only been here 8 years but those little ba$tards are relentless some times! I like to say I was always a mainer I just finally moved here!

Things should start happening fast over the next couple weeks.

Is that a Deuce in your avatar? Toyed with buying a bobbed one a couple years back as a toy but I came to my senses.

No but I did see a few dead cans of OFF bug spray laying on the ground already. They're ferocious this time of year.

Looking great. Wish I had the space when I built mine to turn mine and do 3 doors. I had to put my doors on the gable end do to usable land limitations and could only fit 2 doors.

Not at all.

Framing/siding/roofing/trusses/trim materials will be around 14,000

Framing Labor 4,800

Doors 3,600

All my site work was done by a good friend with my backhoe so I might have 2k into labor & materials

My concrete work was done by a very good friend that I barter work with so that was a materials only deal at around 6k

I expect/hope I'll have another 7k or so to wire, insulate, heat and sheath the interior.

I think my original plan to be in the 35 to 40 range is still doable.

I am certain I could have framed the building with the help of friends and family but I expect to go home today to a basically complete building shell and he and his crew did it in 3 days. The 4,800 comes at the expense of my lift that will have to wait until winter, but it was money well spent.

Was this a prebuilt package deal through a place like building 84? Or a company you brought plans to and they specified purchased the lumber?

Your structure is a bit larger than I plan. I am only going 24wx28d with a gambriel roof for added space in the second floor.

What was the difference in price between T111 and the zip system. I used the zip boards in our last addition and it seemed to help be a tighter space. I also like the floor sheets as it made my old creaky house nice and quiet after we screwed and glued it. Then put down hardwood floors over it.

Thanks for the numbers, I really appreciate it. You're one of a few people I have recently seen use the Zip system. I really like the thought of using it and I'm leaning towards it. Did you get a cost break down on the cost/sheet? I only can seem to find the cost of the tape and gun, but not the current cost of the sheets. Also where did you purchase them from?

This is a from scratch design for me. I did all the materials estimates which so far have been on the money. The building is built on an adjacent lot to the lot my home is on but shares a common driveway. I wanted to overbuild a structure that if it had to be converted to a home it could be if needed. I guess in my mind it's part of my retirement planning. I have a land layout in my head of exactly where my well and septic system would be if needed in the future.

The cost difference was minimal from zip to plywood and house wrap when considering I wanted an overbuilt building. I don't recall the exact $$ difference but it wasn't more than a few hundred over the 115 sheets I bought for the walls and roof.

If you haven't already checked out Hondaracer2oo4's build thread, you should. It's a very similar build to mine in a lot of ways and he has been a good resource for me.

As far as where I bought my materials, I priced 3 different lumber yards around me and one orange big box store. The mom and pop yard 3 miles from my house was who I ended up going with. They were a couple hundred more in price but have proved to be the right choice already. There was some materials I did not have on site for my builder when he started and with one phone call they were there in 20 minutes. I have been employed in the Accounting and Finance world for the last 25 years so I understand the dollars and cents, but some things you just can't put a value on.

Well after some rainy weather for a few days this is what I came home to today. Trusses set and roof deck on. I imagine the framers will be done in a day or so. Could not be happier with the decision to have a framer do this instead of weekend warrior parties. Those however do begin next weekend!

Just one quick update. Is it bad that my first test fit was my 30 year old backhoe and my almost 15 year old F350?

Framers leave tomorrow now my vacation time kicks in.

Awesome build so far! I am another southern maine transplant. I am currently saving up for a similar sized building. Jealous of the deals you are getting! I am almost at double cost wise, and that is just a shell of similar dimensions.

Just curious about your lift and your control joints cut in the concrete. I had to put my front to back control joints at the center of each door opening because if I had done it like you had done then the lift posts would have been to close to the control joints.

Well when I researched that on Greg Smith Equipment, they indicate that since a control joint is only around an inch deep, even if an anchor bolt ended up directly on top of one, it was still OK. Check out the 5th question down on the list talking about the difference between a control joint and an expansion joint.

Either way, when prepping the floor base we made a 2' wide x 6" deep trench across the whole 40' span of the building. I don't have a great picture of it but it's about 13' off the back wall. This should provide more than enough concrete to anchor the lift in whichever bay I choose to put it in.

I treed and stumped the site with my backhoe and having a friend who was willing to dig the foundation hole with my machine saved a lot. While I lumped concrete panels on my site and tried to help my concrete guy at other jobs of his, I'm not sure I'll ever be able to truly repay him for his help. I consider myself very fortunate none the less.

Hmmmm interesting on the Greg smith description. I looked at the challenger instructions and they do say "expansion joint" and I looked at the rotary instructions and they say " any seam". I don't see what an "expansion joint" would be for in a garage anyways? It would seem to me that they were using expansion joint interchangeably with control joint since rotary says " any seam". Either way with a 2 foot wide slab all the way across I would think you would be fine.

Just a quick update as progress has been a little slow. I have to get my wall brackets setup on the back of the building tonight in order to start getting my trim stained and roofing started this weekend. Picked up a 24'x14" aluminum staging plank off craigslist as well as bought one new one from a local Ladder and Scaffolding company. They are pretty proud of them new ($600) that is for sure.

Anyway my overhead door guy called early last week and said my doors were in and he wanted to install them last Friday. I did manage to get all the overheads trimmed out for him to install the doors. Very happy I went with the 12' door as it will make getting my backhoe in and out much easier.

That's about it for now.

Looking good, who did you go with for doors? Model? Sizes? What did you end up with for prices?

Doors are Wayne Dalton 5150. There are 2 10x10's and 1 10x12. They were $3600 total installed. No openers yet, but a buddy of mine just replaced one of his with a Liftmaster 8500, looks like a pretty slick setup and pretty easy install. Had my electrician already wire three outlets up high by each door in anticipation of buying three of those before winter.

Progress has been slow but steady. We got the back half of the roof done Sunday. We were hoping to get it all done this past weekend but mother nature did not cooperate with us on Saturday. :(

Electrical service is ready to be tied in by CMP.

Probably going to take a week off from work in July to get staining my siding and start installing that.

I ended up with Wayne Dalton too. I got the 8500s sized 9x9 with 32 inch radius tracks . Cash a carry price was $927 each. I went with the lift master 8500s myself. Super easy to install. I would suggest them based solely on ease of install. They are also whisper quiet. I got mine from weshipgaragedoors.com. Two pack of 8500s was $579. But you should buy right now because they are super on sale for $535 for a two pack!!!

I realized pretty quickly that opening and closing the overheads manually was going to be a royal PIA. So I bought the 2 pack and one additional Liftmaster 8500. They arrived Friday so hopefully start installing them next week.

I have not made a ton of progress other than testing different stain samples for the siding and getting the roof shingled.

I have decided that I am going to go with one of these three stains from TWP as they seem to be pretty rich in color, get good reviews, and the ship lap pine seems to really absorb the stain where others didn't seem to. That said, these are the three colors I have come down to. They a TWP Cedar, TWP Rustic and TWP Redwood from left to right in the close up. Any votes or opinions would be greatly appreciated. Wife and I seem to be leaning toward the Rustic but I like all three of them. What ever goes on the garage will ultimately end up on our 32x24 log home in addition to a 16x12 shed all of which are pine sided and in need of a strip and re-stain.
