My future House/Shop/Pool layout

I have enjoyed this forum for many years and I am finally in a place where I can start building my dream home/shop. The picture shows the future home which sits on a .75 acre lot I already own, at the end of a Cul-de-sac (hence the strange shape). There is a Pond in the southwest corner I share will and adjacent lot. The property has a mild slope towards the pond (less than 2ft of drop from left to right)

The HOA requires side entry garages, and a max shop size of 1500sqft. The garage will be divided into a metal working section, and wood working section and a clean office space for electronics. I also plan to store at least 1 car project at a time and install a lift. The shop .5 bathroom will also be the visitors pool bath. And the mechanical room in the upper portion of the shop will house the pool equipment as well as shop compressor and dust extraction.

My main concerns at this point are the spacing between the house and the shop, the widths of the driveways and room for parking and turning. The lower driveway is 18ft wide and the apron in front of the 3 car garage is 30ft deep and 31ft wide.

Do you guys see anything wrong with this layout?

I would go with a jelly bean (kinda updown instead of L-R) and get more creative with the landscaping around it. Reason: hated a house, loved the look of the pool and it is stuck in my head 10 years later. And, ease of walking out the back and left to the shop is improved, the narrower the pool is right next to the patio. Or walking right to the volleyball ct. or whatever else you do off to HHR right besides mow. And, you can get the pool closer to the pool equipment; pumps work better with less disaptance. Or, equip. can go back against the edge / wall of the property, away from the shop. And out of site by landscaping.

If your shop left side is against a wall, maybe give a little more room there if you wanted to sneak a storage rack for lumber / steel / bikes / small paint booth / I will stop there.

Cool plan. Just don't get in my head and start chanting iceberg basement with me.

Not sure where the shop bathroom will be - dwg kinda small - but I'd make it double entry so visitors can use it from the pool. I'm also look into a breezeway between the pool and that door, maybe gravel or paver path, to let the folks drip dry too and from, less water on the floor maybe. Not sure what you mean by .5 bath - with a pool, I'd want a shower in there to rinse off coming and going. Also, I'd look at putting the poll equipment closer - you may end up with larger pipes and pump than really needed to push the water that far and back. I'd put it behind the house garage for ease of power run and timing controls.

At least you got the order right. House, shop, pool. LOL

While planning my shop, my wife wanted to argue we should do a pool first because it's summer and it's hot. I told her If we build the shop I can pay for the pool. If we build the pool I'll never be able to pay for the shop. Shop is going up next week ;)

Thanks for the inputs, I moved the pool a little closer to the Shop, added a concrete walk way and moved the room for the compressor and pool equipment from the back of the shop to the front to be closer to the pool. I also added a shower to the bath as suggested.

One of the key things I'm trying to achieve is the pool should be as visible from as many places in the house and shop as possible to keep an eye on it if the kids (when there older) are out there. There will of course be an wrought Iron gate around the pool/patio area.

We have an above ground 18' - wife showed me a video that was on Facebook last week of a 2 yr old actually scaling one of those lock up pool ladders. There are no babies in the area but I still never leave the ladder in the pool and we keep the yard gates locked.

Tons of swimming. Lessons for a few years. Tons of swimming and practice. And 110% parenting. We see news every year here about a pool fence that didn't save a life.

Watch your solar orientations and plan for afternoon shade if you can. Pretty sure there are online programs that can assist in making this work.

Might also consider a solar attic heater....just a fan coil unit in the attic through which you pump the pool water to heat it, all automatically controlled for the desired pool water temp. Installed one myself and yesterday got the 20,000 gal inground pool up to 87 degrees...all for free except for the small cost of running the pump and fan. It also reduces our attic temp from about 130 degrees to around 110, reducing the cooling load on the living spaces below. Google "solarattic.com" for more info.

I installed mine about 8 yrs ago and cannot recall the cost. I think Solarattic.com had all the equipment prices on their site when I did mine but the site now wants you to contact them for pricing. No problem as they are easy folks to deal with. They are located in Minnesota and they shipped direct to me because they had no dealer in our area. Don't know if they have a dealer in VB now or not. After reading all their on-line info and you decide to go that route, pm me & I'll give you some input to make your installation easier.
