My garage flooring mess

We purchased a newly constructed some 2 years back. Before we moved I wanted to epoxy the garage floor. Decided to purchase the rustoleum product. I did not etch or grind the flooring but cleaned per the instructions. First thing I noticed while applying was the inconsistent finish. That was the least of my concerns. It did not take long before the coating started to peel and flake. The only good thing is I ran out of product so I did not epoxy the third stall. I decided since the flooring looked so bad to take paint stripper and remove the finish. I have not done the entire garage yet.

So I am looking to redo this project in the spring. We live in Wisconsin and winters can be brutal. I am pretty sure this time I will grind the floor. I am looking for a product that will last for many years. Something that can be repaired easily. I am a bit scared of epoxy products so I am considering the rust bullet product. Looking for some opinions and some feedback on how this product holds up over the years.

A good floor coating system has several components. The important part is that the components are properly matched to your needs. The first component though is proper floor preparation. Did you etch?

  • As you stated, this time grind.
  • If you go with an epoxy system, make sure you do a primer, base coat and top coat. Make sure the top coat is matched to your needs.
  • Legacy, Garage Flooring LLC (us), Armorpoxy and others have epoxy alternatives that may be a good fit, but we would need to talk more to know.
  • Another option is to leave what you have and put something like an inexpensive to mid-range garage floor tile down.

I am trying to weigh the cost vs effort to fix this mess. I did have racedeck flooring in my home many years back and it seems to work well. I only used it for parking my summer car. I am not really sure how a tile solution will work in the winter. Maybe grinding and applying a quality epoxy finish is the best bang for buck.
