Great design and wonderful job on the garage. I do have a question on the item you used between the bottom wall plate and the concrete. What exactly is that and why did you chose to use it?

Thanks; It's a Copper Flashing with a Foam Insulation to keep Termites and Cold out....

Did you size the main beam to put a trolley and chain fall on?

Thanks; It is Big I needed it to span the 30' depth of the Garage and carry the other beam and the up stears storage area, but I did put a trolley on it also....

Really looks nice. From the front it does not look all that big but inside is another matter. You put up some hefty steel but the resulting open space is spectacular. Will this be a simple stable for the family vehicles or will you be hobbying out there as well?

Bib Thanks; As of now I'll get my older cars stored out of the weather but down the road I'll be building something. I've been getting parts together to build one of my Ford Falcons into a Cruiser with a Coyote Motor.This is what's going in after I get the doors installed....

Nice design! I noted some interesting features in the construction, like the 4x4 bottom plate, the steel straps used on each stud. I wondered if these are required by local codes, were they spec'd in the plans, or is this just the way this builder works?

I think you will be very happy to have the steel beam, its never going to sag, and the clear-span is a great feature.

sparky67 I'll find out,:headscrat I just wanted a medium gray siding and a darker roof.

matt_i These are required by local codes and they were spec'd in the plans. The steel beam I wonted for the clear-span.
