My Garage wasn't big enough

So I bought a Factory.

We bought a nice house a year ago, it has a 7x7m garage with a mezzanine. Its in a nice leafy Melbourne inner east Suburb.

Here's one of the current projects in the home garage

My habits/hobbies outgrew it, so the only logical thing to do was buy a factory.

So, I found this:

Thats an after pic, before it was full of cool rooms and other dodgy junk. 100 cubic metres of rubbish came out.

Floorspace is 10x10.5m...which you would think was ok, but now look:

Yep, its a mezzanine, 6x10m.

Beyond this and splashing some paint around Im not entirely sure how this will all work out.

It has to have a hoist for my project tarmac rally car, a 1971 Ford Capri Perana.

I have...errr 8 motorbikes and about 15 push bikes. Only 2 motos are running, the new 1200GS and the XS650:

Obviously a bunch of tools and equipment going in there too.

Planning on a dirty area (machining, grinding, welding) an assembly area plus upstairs a clean room for engine building and a paint booth for making paint runs.

Its all coming together now.

Suggestions for a finish on the concrete floor that is badly pock marked from tile removal in some areas?

Hey Larry,

Welcome to the Man Cave Forum, i joined in 2008 and only just

posted my shed build last week.

I had your dilema, house garage too small and wanted a big garage.

I contemplated buying a town house in Brighton and a factory in Braeside.

Then I got to thinking, when I get home form work on a cold and wet evening

would i want to go out agaain to the cold factory 8k's away... i reckon most times

I wouldnt, so i bought a large block in Brighton East and built teh shed in the

back yard.......

My 2 cents worth.......

Hi All, thanks for the welcome.

I really only use a workshop on the weekends and on days I am, err, avoiding work...so I'm very rarely in the shed at nights, I'm not usually home till 6.30 anyway and once I've walked the dog (Larry) and had dinner I'm basically done.

The house is in Surrey Hills and the factory is in Dandenong just off eastlink. On a weekend its about 20min away, so not too bad.

I cant realistically put a 160 sq.m garage in suburban Melbourne a reasonable distance from the city (where I have to go to work).


Im hoping to get the rest of the steel in this week and have the floor ground to see how bad its going to be. I'll get pics over the weekend.
The flooring for the mezzanine arrives on Friday, which will be exciting.

Hey, I really want red astroturf on the stairs and floor on the mezz...anyone know where I can get it in Melbourne?

Finally, some progress...my mezzanine structure is finished!

Hopefully I'll get the floor screwed down and the plumbing roughed in next week...maybe some paint on the walls too.

Then its the floor, the self levelling ardit will arrive soon to make it nice then it will be painted and I can finally start bringing stuff in.

Thanks guys. There will be an awful lot of white paint splashed about soon...but given time the structural steel might turn red.

I would have liked to chrome the steel but that seemed excessive

Slow progress, Ive been away riding my moto from Darwin to Melbourne via Cooktown...

Anyway...Mezzanine is all screwed down

Yep, the roof leaks! And that is a dishwasher in the corner...if you haven't tried using one as a parts washer then you are working too hard!

The leveling ardit is down on the floor.

And my bathroom is roughed in (toilet and shower). Thats the room in the corner.

Now, I better get the roof fixed before the urethane goes on the floor. Then I'll be ready to move stuff in.
