I think I’m going to do it, but man it’s not gonna be cheap. I’ve saved for 5 years to build a garage. So what do you guys think?

1200 sq ft 30x40 attached to my existing house. The big problem is I live on a hill and being about 7ft out of grade means I have to have a big high pressure poured concrete wall that will wrap around to my existing concrete. Anyway, fully finished, recessed lighting, lights in the wall, 4imch high pressure concrete slab, 10ft ceilings, 16 ft wide 8ft high door, 3 windows 60” x 32”. My heat pump has to be relocated and would heat/cool garage and an electric heater would also be in the garage. Vinyl siding.

All said and done I’m at freaking 89k!!!! That is a hard pill to swallow but I can do it. Guy is highly reputable but expensive and also my neighbor. He has done other projects for me just not this expensive. So that’s a plus and he can fit me in and have it done and finished by December. Umm just curious what others think?

Things won’t go bad. The first job he did for me was a complete excavation and foundation repair for me. It was complicated and he didn’t want to do it because we are neighbors and friends. He finally agreed and although it was expensive, it was quick and done right. I went from running a dehumidifier in my basement constantly to not even needing one anymore. He also did our kitchen and bath while we were on vacation one year. So I have high confidence in it being done right and of high quality but $74 a sq ft is hard to swallow.

He doesn’t care if I say yes or no because I have turned him down on it twice, 5 years ago and earlier this year because I didn’t have the cash and we just keep on being friends so there is no pressure either way.

Not sure of your location but that sounds like a great price to me. I could not touch that job where I live in North Carolina for less than $100/sq ft. It seems like you have already vetted this guy through other jobs and you have a good relationship. What's not to like?

I just hope you are planning to stay in the home for a long, long time to get your use out of the shop because you won't see any return come resale time.

If there are deep-ish footings required 36" or more then I think its reasonable to get all the way to turnkey.

I would also be worried about the personal relationship being strained by the end of the project. But sounds like you have some experience.

Recall there are (good, fast, cheap) and you can choose 2.

The electric heater sounds potentially expensive, but again we don't know your location and will forever be guessing in future threads unless you can edit your profile to include it. An electric heater in MN vs. southern TX run a different duty cycle.....

We did and ad-on garage 6 yrs ago on a slope. Our partial solution was to have the add-on floor 3 steps down from the existing garage. The rule was if the floor will be more than 2ft above grade the slab needs to be supported by piers. By dropping the floor we could get enough width w/o piers to be worthwhile. Could you get some help similarly?

Im assuming that price is for stick built. If that were steel thats pretty expensive. Maybe get some other quotes. If its 89 than its 89 but if someone can give you a better deal it might be worth it.

Sticker Shock, it sometimes makes us walk away and other times it toughens our resolve.

You get to decide what will work best for you.
