Hello all, First of all I'd like to Introduce myself. My name is Kevin, I am 26 years old, Live and work right outside of Ocean City NJ. This is my first house and piece of property and I am really excited to finally get to build something for myself for a change! This is a great website, I have been lurking for a little while, and todays beautiful weather marked Day 1 of my build. I live on 1.2 acres about 3 miles from the ocean, and my yard consists mainly of sandy soil and very tall pine trees and some oaks. I spent two days surveying my property with a metal detector until I located my property rods and finally I was ready to draw up my plot plan and submit for a permit! Permit is good to go, and I did what felt like a ton of work today clearing the space of about 60 cubic yarks of debris, leaves, sticks, stumps, small trees, and plenty of other ****! My uncle lent me his New Holland s70 and boy did that little machine kick *** today! Let me know what you guys think, and I will try to document the build as much as possible. I am building it myself on the side, so bear with me until the project gets off the ground and the build takes off. Thanks for all the great ideas and help a lot of you guys have already embarked on me.

Thanks! Here is some of the progress from the first day of prepping the site....everything is out of the way except that one huge pine right on the corner of the foundation, and it is a good 75 feet tall! I need a full size backhoe to dig around it before I push it over... I managed to uproot and remove all of the small trees in the way, so it is starting to clean up back there. enjoy-

I am not sure if it is my computer or what, but I am only able to select 7 attachments per post, and they will not show up in the actually post, rather only as attachments. If someone could tell me the correct way to do it, I will fix what I have posted. For the time being, I will keep attaching some more pics of todays progress

Got the last of the stumps out of the ground, and now all that is left is big momma in the corner! I will be keeping the large white oak on the rear corner.

Good start but be advised don't make the mistake I did. Where you have removed stumps do what you can to remove all the woody material as it will rot away and allow the ground to sink busting concrete. Also when filling the holes do so in 'lifts'. add a foot or so of fill and then compact, add another foot or so and compact again with a compactor. Do this till the hole is full and you are at grade. If not done properly your concrete will crack above it. I was a bit lax on my compacting and have the cracks to prove it.

Thanks for the tips! most of the reason why I 'knocked' the trees over was to get as much of the roots as possible, and it did a great job! I will be sure to really search and dig around the area to remove all the substantial roots. One good thing about not being able to work on it as much as I would like it allows the soil to settle and compact with each rain storm. My pour is going to be monolithic and be in the area of 28 yards so there is still quite a bit of planning and forming and excavating yet to do! I am trying to copy and paste a set of my blueprints to give you guys an idea of my structure.

A good friend of mine who I offshore fish with is milling/glueing/laminating the structure for me in his state of the art factory, so I will be sure to get pictures of the guys doing their magic making the hefty 7''x8'' Glulam Beams. The entire structure is sheathed and roof decked in 2x8 Doug Fir T&G which is also produced in his factory. He built a 24x40 for his boat which was the first one of its kind developed by his company, and mine will be the second. More to come soon! His website is Pocopson Industries in West Chester PA. My building will be small peanuts compared to what they are use to creating. The great thing about his system is you get a true Timber built structure, with all of the cuts/mortises/holes/ etc cut in the factory on a one-off CNC mill. I can't wait to put together my big boy's wooden erector set!

Looks good! That's a nice house in the background. You need a deck, LOL. Keep us posted on the progress.

Thanks for the compliment! The house is 29x50 with a 12x12 pitch. It was built in 2007 by a union carpenter who went broke....hence the half finished projects! I bought the house 11 months ago, and the 1.2 acre property was/still pretty much is a disaster! I have many projects to do, but until i have a roof over all of my tools and toys I cannot work comfortably out of this house! LOL i know i totally need to put a deck on the back asap before bbq season! The ledger and the footings are already there, so at least the previous owner did the grunt work for me! It is on the list with dormers in front, shed dormering the rear, granite in the kitchen, paving the horseshoe drive, and oh yea, some freakin grass would be nice! haha I am starting to feel like I am living on a sandy beach with trees!

---back on track with the garage project, I ordered my pex tubing for the floor heat and while I was at lowes today I stumbled upon 5 pella windows 36x48'' single hung vinyl windows with build in j channnel for get this............$30.00 a pop marked down from $179.00 They are the out of date as of june 30,2010 energy start windows that have been replaced this year with a new pane with a different gas in it...Lowes had a few more in various sizes, which I felt like buying them just cause! The R value difference on the windows I bought and the brand new version was like .4 and they look identical. I 'think' i did well today even though i was shopping for casing and jam for another job!

I should have some pictures of my friends structure tomorrow so you guys get an idea of what I am putting up!

These are two poor quality blackberry photos. The first is the 'prototype' first building made, if you look closely you can see some of the timber truss details, he went with cedar shakes on his overtop the 2x8 T&G.

Second picture is a snapshot of my actual plans. My shop will have less pitch, I did not want to deal with getting a variance for exceeding 20' in my twp. When I found out I was up against a variance for my first planned shop with a loft, I was pretty bummed out so instead I upped the Sq/footage of my building to 1120! Now i am happy! More to come when I can get some decent pictures taken! Thanks

I'm interesting in this build on many levels. For one, I'm down the shore enough that it's possible that I'd be able to see your build live and in person at some point. Secondly, I love timber framing - in fact, I'm visiting a local timber framer next weekend to see how he works through a project. Third, I work in West Chester - if you're ever over this way to visit your buddy's plant I'd love to tag along and check out their operation.

Are you in the trades for a living?

I'm a sucker for timber frame structures as well, so I look forward to following along in your build. What is the cost differential between a standard wood framing job and a timber frame build? I would love to see your buddies operation as well. Can you take some pics when you are there to post up?

Are you in the trades for a living?

This building will be built by memorial day because after that my offshore fishing season really kicks in and I am running charters with my free time! What shore point do you frequent when you come down? I love timber framing as well, and Pocopson's Glulam system is so precise I will be able to build almost all of it on the pad I pour, and raise it with a lull, and have the whole skeleton raised in 2 days. Then after all the large timber is installed, the entire building is sheathed with 2x8 T&G. I will def. snap some shots the next time I am over at the shop, watching the CNC machine reach into a rack and put on a 40'' saw blade and precisely make a cut hands free is pretty amazing to watch. I will keep you posted. Yes, I am in the trades, I was, and still am a master carpenter by trade, but over the last few years I have gotten more skilled in the mechanical fields, I do plumbing/electrical/and marine stuff too. I am a USCG licensed master and run offshore fishing boats in the summer, so I am kind of all over the map. I dreamed of owning my own homebuilding company when I was in college, but now I just go where the work is, and try to learn as much as I can wherever I go. Thanks for your interest in the project, I am really looking forward to smelling the wood! I have about 3,000 board feet of doug fir to stain, so sure you can come help out ! haha!

Thanks, I decided on the Timber style mostly because my friend gave me the option to do it. He had planned these barn style structures mostly to entice the equestrian crowd, but got little feed back so far. So he had a load of wood from another huge job, and decided to build his as the first, and I am doing mine as the second to expand the system to the south Jersey area. I am as excited as you guys are to work with the system, because It is my first time as well. The cost is more than tradition stick framing a box with 2x6's and getting 2x4 trusses, but this will give me the 'natural' timber framed barn look, while using Glu Lam timbers made up of 2x douglas fir material which is glued and pressed in a one of a kind machine. I opted to eliminate two 'trusses' from my building and instead spread two apart further and added substantial purlins in between to support the load.(I did this to cut down costs) I was at first bummed because I love the trusses, but then I began to like the idea of the purlins to give the space 3 full bays of full building height between the trusses, and I think the purlins give it a cool look. All timber will remain exposed in my garage, the bottom of the trusses are at 10'9 1/4'' and the peak is 19' It should give me a lot of air in the place and the feeling of a larger space. I can't wait.

Thanks a lot, I really appreciate that. I have been working hard since I was a young kid. I had 55 lawn accounts at the age of 15, and have been building stuff since I was a child, so its really in my blood! I got really lucky on the house, my fiance and I searched and searched and could not find anything close enough to the beach, and quiet enough with enough land that was in our price range, and this one popped up one day, and the day I looked at I put an offer in....! The entire second floor of the house is unfinished..It's huge up there, but it is just the two of us and we have 3 bedrooms downstairs and 2 baths, and when my garage is built I may never go back inside! So I am saving up for the upstairs down the road, right now it is simply attic space. It screams for a big shed dormer off the back!

Also, The Timbers are not actual old growth timbers, but laminated 2x Doug Fir. If I didn't tell you, after they are stained and installed, you would have no idea. They look awesome. Thanks for the comments!

Hey guys, I have crawled back out of the woodwork to get back into posting on my build. I am really sorry for dropping off, I had a career change, and timing and money were putting a strain on the job, but enough with all of that, I am back on pace and poured my footers last weekend. Was supposed to be 15 yards for the footer, but the night I dug we had a flash storm after weeks of drought (imagine that!) I had some cave in and wider footers than I dig out for, and ended up putting a whopping 18 yards in the footer. Another 16 for the pad yet to come! I did a lot of work clearing the lot, and with the months that it sat since spring the sandy soil has packed down 100%. Here are some photos of where I stand now.

Well, I have come out of the woodwork for another update. My slab is complete. I have been working 100% alone on this project, aside from being a full time captain for a marine construction and tug company, so my hours have been very limited. I put 1000' of pex tubing in the floor, and 5'' of concrete. In my area, the earth is almost complete beach sand, and most installers around here only do the stem walls of the footer and into the slab 4' for insulation. The ground stays a solid 55 all year round. Here are my current pictures, My barn is cut and made ready to be trucked in. After the hurricane we had and all the rain it was many weeks of waiting through rain delays for my pour. I had 5 friends come help finish last weekend on a beautiful brisk saturday morning.

Thanks a lot guys! PS-I am a charter cap but that is more a hobby these days with the exception of running some private fishing boats for a handful of people, I work for an outfit down here out of Cape May called Northstar MArine, we do all types of marine services, but lease many barges and I tow/tug them to various locations for jobs. Fun job, but has taken a lot of my time up lately and left little to work on the shop between tending to being a new husband and working around the house! Hopefully the timber system goes together smoothly, I have a lull lined up.

-The first mind blower on the project came to me last week when the friend of mine told me that my system was not to be stained by his guys, they were too busy and it would cost me an arm and a leg in his labor, so he is giving me all the stain for free, but now I have to stain it...****. Anybody have an speedy ideas? He rec'd me to buy a pump sprayer and wipe down with a brush. Its gonna be a pain in the ***, but luckily my wife and some of my friends are willing to pitch in. I will be in touch

For staining that much I would think a Hudson sprayer(pump) or an HVLP rig would be my choice. Get a metal pump with a big tank and you can cover a good bit in a day. HVLP with a pressure pot would be even better but, you'll need a lot of air.

Finally got my timber delivered and started framing it this past weekend, with a few hours help from my dad and uncle. Should have more up this coming weekend if the weather cooperates.

That's gonna be a super nice build. Just the framing looks good so far. Timber frames are my favorite. It's what I wanted for our house, just couldn't swing the cost at the time.

Kevin, Welcome back! I went searching for this thread a few weeks ago and couldn't find it! Glad you popped back up! The timbers are looking good! I would recommend the pump sprayer (I did a fence with one). It will go by much quicker than you think, but the stain will get everywhere so cover up what you don't want stained. Looks good so far!

Here is this weekends progress. Finally scored some scaffolding to aid in the build. It is slow going doing the work all by myself for the most part, I was in the lift and back up to the peak like 3 or 4 times just setting the one ridge. My mortises have been very fly by night. My 'friend' hooked me up with a good deal on the timber kit, but he def. short changed me on checking his robots work and cleaning up my mortises and notching. Needless to say I have been busy with about a half dozen sharp chisels and a hammer. Here is where she stands as of this evening. Maybe by next weekend I will be done the skeleton and on to the 2x t&g. Thanks for looking.

That's going to be really neat. Something not used too often anymore. I spent 8 weeks in Cape May in the early 80's but did not get out to sight see much.

Here is my progress this weekend between rain/ snow showers. I got the entire roof flown in and secured, now a few more wall purlins and I will be sheathing. My father in law and my dad paid me a visit for about an hour today. A few extra sets of hands makes this build so much easier.

Got half of the Roif T&G up today with the help of a couple of my friends. Progress has been slow but finally got a good day or work in

My name is Dan. I live about 10 miles outside of Ocean City. I own a saw mill and just starting considering building a timber frame in Corbin City NJ. I would be interested to visit and help when I can. I know you have a lot of things going on but if your interested maybe we can jump start each others projects.
