I thought I would start a thread on my new adventure of building a pole building in South King County, Washington State. I decided on a 30 wide by 40 feet long with 14 feet high walls. We have a six month (backlog) waiting period for building permits in this area. Everyone wants to know prices so I thought I would include as many as possible in my build.
My first estimate is for two 10 x 10 doors in the front and a personnel door on the side. I am planning on changing that and getting a quote for one 12x12 and a 10x10 on the front, and a 10x10 on the far side for cross ventilation in the summer months. My estimate came in between 33,000 and 35,000 depending on the tyvek or insulation wrap on the sides of the building. I am going to have to have some site preparation done to build a driveway to the site, and some dirt moved and "packed" for the site. The dirt mover said I will need about 60 yards of gravel. That cost is $5,600.

The estimated permit cost are between 4,000 and 5,000.

This project is going to take several months to complete. Stand by !!!!!

I'm with Mr D, 4-5K sounds crazy for permits! I built my 36x48 3 years ago in Salem Oregon and my total for permits was about $850.
Anyway, sounds like a great shop, good luck!

30x40x13 starting here in NJ today. 1 man door , 1 12x12 garage door , 6 windows, 2ft overhangs all the way around, 5 pitch- 2 pitch ceiling scissor truss's. Wrapping whole building with tyvek. No insulation , unfinished inside , no concrete and no excavating . The front will have 4ft of veneer stone and the stone and labor to install isn't in this price Permit was 876, building is 28700. I had 3 quotes within 1500 of 28k total. lowest price was Pioneer at aprox 21k and the most was 43k. I hope to be no more than 60K finished. Thinking about using Saber Cabinets , another 4 grand. Good luck with your build! I wonder how much my Taxes will go up, I'm 8 grand now .

Whaaa? 4-5k for permits?

My 30x40 was in the $400-500 range, and that's in NJ, the other extortion state.

I thought it was cheap to build in WA? That's why it was popular.

Did your permit cost include all of the critical areas studies, wetland studies, septic/well setback studies, etc?

For others: King County is a special place, and their permitting and environmental review programs are especially onerous. In WA state counties have jurisdiction over building, not the state, so procedures and costs vary quite a bit.

Permit fees are generally high in WA state and are trying to address long-term deficiencies in infrastructure and rapid growth.

Are you in unincorporated King County or part of one of the cities? Those permit prices are insanely high, and I live there.

I have read this several times and think there must be some kind of mistake regarding the permit cost. When I built my detached garage of the same size, the city permit was $240 or $.20 per square foot, and I got the permit the same day I applied for it. Is $4,000 to $5,000 for a garage permit for real?

My permit for a 30' x 34' two story pole building in Duvall was around $1,500. I'm in King County also but my permit process ran through the City.

So it has been three months and the process is still grinding away. I have since changed my plans to a 30 x 60 pole building instead of a 30x40. Here is an update.

I was in negotiations with one of the local pole building builders and they recommended I immediately go to a civil engineer to have a drainage plan designed for my building . The first estimate was 5,400 just for the drawing. I hadn't even started the permit process.

After careful thought I decided that I was going to get the permit and then go looking for a contractor to finish the project. I thought maybe I could save mark up fees and get a better estimate for something to be built now and not six months from now with inflated costs built in.

I ended up hiring someone to draw up a site plan (a drawing that shows all the buildings on your property and where the new shop was going). He also said he could draw up a drainage plan that would pass the Counties restrictions. A soil test would also have to be completed. All of this was completed and last week my package was delivered to the county for review. They said 10 to 12 weeks to get back to me. Here is a break down of the costs.

$642.00 to the health department to say that it is okay to build. I am not putting water in the building or septic.
$5595 for the actual permit to build
$534.00 for an engineered plan and drawing for a 30x60 pole building. This was done by Alliance Engineering out of Oregon who specialize in pole buildings.
$3450 for the site plan, the drainage plan and putting together the permit plan. Basically I hired some to help navigate the process who can speak the "permit language" and has a report with the planners.

So there you have it $10,221 just to get started with no materials purchased.

I am glad I went back to work because this project is going to be expensive. More to come after I hear back from the county when I get my permit.

Ugh, sorry you are getting extorted to that extreme just to build a shop. I saw this 10+ years ago down there and decided the most economical thing to do was leave. Don't know if it was rumor or truth, but I seem to recall hearing that Ron Sims (King County Executive) mandated that the DDES-now DPER (development & permitting) be profitable. Regardless, the folks employed there seem to live by that credo.

I'm all for reasonable, common sense regulations and protections like a lot of other places have, but the burdens and expenses there are ridiculous. Hope that you get through and eventually get to enjoy that shop!

Well it only took a month for me to get my permit. There was a little back and forth and some minor fixing. I printed a form off and it was not legal size so we had to do that over before the plans were accepted.

Monday if the weather holds, we will start the driveway. I sent my plans in for a quote for a wood package. The metal package including all trim, screws and insulation for the roof and walls is going to cost about 9,000.

More to come as we finally get started.

We want to build a 40'x60' pole building on my landlord's property one block away from our shop. Been leasing the property next block for 14-15 years and the landlord doesn't want to sell. All the properties around us only go up for leases and the ones for sale are out of our price range. The landlord will kick in some money for the build and give us a long lease.We have been in our building going on 23 years in a couple months. Trying to keep the cost down since it's not our property.
