Walt, what is your plan for your 4,000 square feet when it's done? Man 4,000 sq ft of shop space, I don't know what I'd do with myself.

Walt: i'll drink a tall glass of homemade ice tea or ice water to your new project that seems to be moving forward. are you able to take and post pictures? if you need help just ask. also i agree with Brent if i had 4000 square feet i'd probably think i died and went to heaven.

when does the building start and when is it supposed to be finished? take lots and lots of pictures and post them up as you have time even if it's days or months later. you'll be happy later if you took pictures so have the cell phone or camera on you at all times.

Well as you would expect no delivery of trusses yesterday Friday 11/04/2016.
Not as bad as it seems my builder can not start till next Wednesday anyway.

Trusses have disappeared. Let me try to go on past that delivery.
Thursday 11/11/16 the builder showed up for four hours. All that got done was batter boards, they left with a promise to be back on Friday. Friday NO SHOW.
Now he has gone hunting. Monday 11/21/16 he showed up at 11oclock . The guy to drill the holes started drilling. Finished holes then cement truck came to put 10 inches in each hole. :thumbup::thumbup:

No snow no rain just dry dry dry. Well I see my pictures worked I was just hoping they didn't go away with the truss delivery. Lets try some more from Tuesday.
I knew all was going to well, I can not upload any pictures today. I get a message my [ my request can not be processed because a security code is missing contact your administrator]. I am my administrator so I talked to the man in the glass and got no help.:rocker::rocker:

Walt: looks like the work is finally getting started. i think you mentioned that you just moved here from California? was the house move in ready and are you happy with the neighbors (can't see any so maybe just 4 legged ones) and the house?

i can't imagine having a shop/garage this big so good for you that you are able to build one.

i hope you and the contractor start seeing eye to eye better cause it sounds like he is on his own schedule and time agenda.

did you mention what you are going to use the 50x80 for?

The shop is my play pen. I have not decided how it will be laid out yet. Will use it for a while then see how it flows. As for neighbors now that the trees have shed their leaves I can see a lot of other houses, but not to close to me.

Rainy Sunday, rain forecast for 9 of the next 15 days. The trusses were supposed to go up on Monday????? I have angered the gods somewhere along the line, oh wellll.

Walt: i hope you and your contractor get on the same page soon. i like the way you put the garage behind the house so from the road it only looks like a normal detached garage instead of the HUGE one that you are building.

good luck with the weather and i hear some January days are like our summers in your area so maybe you'll get a few in 2017.

I have to rant a little. I have had a rude awakening on this project and I feel I should pass along some of my observations to maybe help prevent a fellow member from making the same mistakes.
NEVER NEVER hire a contractor by the hour they have absolutely no incentive to get the job done. This is the first time I hired someone for this type of work and I should know better. I am not a spring chicken and you would think I would know this but alas all I could see was my shop put up and done.
In closing beware of the pitfalls of life.

Don't let these guys kill your budget on something that's pretty straightforward like this build. If they can't get their act together get someone else out there.

Walt: i wouldn't hire anybody by the hour unless i knew them or it was maybe a day or two job. like Brent says you might start looking around for another guy soon or change the guy's deal to a bid with a time frame with penalties if he doesn't get it done by a certain date.

I can't tell you that i know any members in your area right off the top of my head, but i know there are plenty around there and in Kentucky that can't be too far away.

you might find member's thread in your area that post here so you can PM them to talk about contractors and maybe they know the guy you are working with. the guy you are working with might be a great guy, but sounds like he's using you for FILL IN WORK when he isn't working on other jobs or his own stuff.

i've seen some members put up 30x60's in 3 or 4 days with only 4 man crews and then another day or two to put in the cement floor.

It is never too late to renegotiate- obviously it is not a good situation to have to do it, but you should be able to sit down with the contractor and come to an agreement on a fixed price to finish. Probably more than you want, but at least it will be a firm number and relieve you from the aggravation you face this way.

You are in an impossible bind now...paying by the hour and not in charge of the labor and schedule. A good contractor should not want this situation either, it will lead to conflict..and who needs that.

Beautiful place !

I wanted to negotiate a different arrangement on an out the door price no more hourly, he would not go for that. In essence he quit. Now to find some one to continue on the project.

WALT: might be for the best, but a tough time of year to have things sitting so do your best to cover everything up until you find the RIGHT GUY.

my suggestion would be to first of all see if you can find GARAGE GALLERY threads started by members in your area and ask them who they used and if they would use them again.

I know you are new to the area, but i'm betting you know a few people and i bet the hardware and builder supply places have some freindly guys to ask for a referral. don't be in a rush and find the RIGHT GUY cause you'll be living with him for a couple weeks or more depending on how much work you want to do yourself.

Walt- you may have been better off with hourly when he quit vs paying in stages of completion. You know when he was there, and how many hours that will cost you. Instead of having to negotiate b/c he is halfway between a stage and negotiating % complete, etc. Good luck- hopefully you can go through DIY sheds for some names or look up local pole barn builders for a team to knock it out.

Sorry to hear that.

I can't imagine any legit contractor wanting to work that way on something like this. Just out of curiosity how did the hourly work? By the man on site, fixed by the day, Phase?

Hope you find a good guy soon.

I don't know both side's stories but I have been on both sides so here's my thoughts on the guy quitting. It could have been estimated/bid out to a point where he actually profited beyond his current hourly earnings, especially if he had any experience. I've found that to be a benefit. However, it means the crew would need to be efficient and such. I wonder if they've ever even done a project like this?

This person/crew you had hired, were they just laborers you were directing or was this a crew run by a business owner?

Good news today I hired another contractor he gave me what I wanted, an out the door price. He said it would take about a week to complete. He has to finish the job he has going now. The bid he gave me is all inclusive no other cost to me. Thank you for the replies. With the first guy I had to pay on Friday for the weeks work. In the beginning he said hourly rate would cost me less and a$ 6000.00 estimate he would not give me an out the door price. After 8 days on the job it had already cost me $3300.00 for his labor only. I had to pay all other cost IE concrete, buy nails for his nail gun, buy screws, one thing after another. I will not miss him.
Now to deal with a worse problem to me. I was told Monday I had pancreatic cancer. Whoopee the luck of the draw.
Surgery scheduled for Jan 5 2017. Bummer.
