My northeast Florida shop

I am finally getting my own shop, on my own property. I have been wanting one since we moved to Florida, but after a bad decision on a house in a HOA, a deployment, job change, a couple of kids, rental house for a few years (because of said bad decision), we finally got our own house again last fall and I have space for a shop! It is not as big as I wanted, but due to budget and space constraints I had to settle with 24x36 steel building. The walls are 12ft high and there will be one 12wX10h roll up door that is offset to one side.

Try number one....FAIL Too shallow....pulled plastic and compacted (after termite spray) inspector came and knew they did work after the spray...failed inspection....re-spray!

While the plastic was off, I had him put in the extra 3x3 footers for a 2 two post lift...that were supposed to be put in anyway and he "forgot".

This concrete deal has been the worst experience I have ever had. The guy is unprofessional. I have never been told when they were coming by to do anything, sends his guys to do work and tells them one thing and it needs to be something else. His workers have left trash all around where they were working, including nails in my driveway. I am glad it failed inspection...the same guy is doing work on a buddies shop concrete and did the same stuff. We only used this guy because of the recommendation of the building supplier. Once this concrete work is done, the building supplier will be getting an earfull about this guy, from both of us.

I am south of Jacksonville in Middleburg. It has been a process for sure and its not even close to being done yet. It will be worth it once it is all done though. I still need to decide what I want to do with the floor. I know I should seal it with something, but I am not wanting to spend a lot of money on it. I just hope the finish on the concrete is good....bad thing is, I talked to the concrete guy about redoing sections of our concrete drive that are badly cracked, so he had potential to make more money with us.....definitely not now!
The green building in the back is the mother-inlaw suite....aka the shed. LOL its in decent shape, so I will be using it to store all of our "junk" that would normally take up space in a garage. I am also going to put my air compressor in there and run the airline to the shop. Definitely dont want to listen to that thing run in a smallish building.

Got a call on Monday morning at 0600 in the morning from the building guys, said they were on our road.....Surprise! The scheduler said they would be there sometime between 8 and 5....I'd say they were on time...hahaha

These guys busted their butts all day and did a bang up job. Now comes the fun part of outfitting it how I want.

Finally hit the magic number of days so I could seal the concrete. I ended up going with Sherwin Williams Tile-clad. It was recommended to me by a friend of mine that does the same kind of work that I plan on doing in mine. I wanted something that has had a better rep than stuff from the box stores and I didnt want to spend thousands of dollars on just a floor. I ended up with 2 coats of the stuff and also added their Sharkbite floor grip. I initially didnt want any, but with small kids that like to run around, I thought it was a better idea. I thought it might be too "gripy", but now that it is down, I am glad I used it. The sealer/hardener is a gloss, but the "grip" kind of knocks out some of the sheen and should still reflect the light awesome.

well, it has been just over a year since the building was put up and the damn thing is already full.......didnt take long once I got the new (to me) boat. During the planning stages, I didnt think about storing one inside...but it is nice to get done with a day on the water and be able to just back it into the shop and shut the door, after clean up of course.
The electrical has been mostly done, just need to hang the lights from the ceiling and figure out some sort of fans. I definitely need to get an exhaust fan on the back wall, with a vent in the front....but also want a few fans inside to help circulate the air, cuz damn it gets HOT in there! Going to prewire for a lift and drop at least 1 220 plug for a welder/plasma.
A few things I have noticed since I have been working in there....
1) Again...hot as hell with no air movement
2) Freakin LOUD in there when it rains hard
3) Moisture/sweating inside.
I think most of all 3 of those can be cured by insulating it and of course the air circulation. I am looking into the DIY spray foam kits, but need to do some more research on it. Has anyone here done one of these kits?

Go with rigid board insulation-spray foam is not good for the outside panels -will void warranty on most panels. My 2 cent worth of info.

actually, I was researching a little more and also trying to figured the best way to use that stuff and it really doesn't seem feasible anyway....This is a "budget" build. LOL like the extra money I had went to the toys inside....LOL Thanks for the heads up on the warranty though, I never really considered it. I am weighing my options with the rigid stuff vs the 3-4" thick vinyl backed stuff.

Two and half years later, an update!!!!
This week I ended up getting spray foam insulation put in my shop. After a couple of years of dealing with moisture and mildew, I convinced the wife it was the best way to go. After I emptied it out, I pressure washed all the walls and floor, as they were gross. You can see in one of the pressure washing pictures, how bad the floor was just from have moisture dripping off the boat and sitting there...and the moisture wasn't from the boat being in the water (most of the time).
Looking forward to finally getting to actually setup the shop how I want it and get my big tool box in there...
