Lots of thinking and planning went into this design. I hope it works out.
32' x 52' x 16' shell built by a large regional company.
28' long section with 2 bays and 16' ceiling
24' long section with 2 bays and 9' ceiling on first floor. Scissor trusses over this section allow for a second floor.
It will have radiant floor heat throughout. There is a half bath on the first floor and there will temporarily be 3 bedrooms and a full bath on the second floor.
Here is a link to a picture album that I will update as construction progresses.

Subscribing.. and looking forward to updates. That's a cool looking loft going in up there.. We had a very rough (filthy inside) pole barn on my place already, before we built our new house. I wish we could have finished it out and lived in it, while building. We blew like $11,000 on an apartment, and our builder was hardly ever on site to keep up with what was going on with the house. If I could have put in a septic system, it would have been an no brainer.. Keep posting updates..

Got some new pictures added. Plumbing is waiting on inspection for under floor drains. Some electric pulled and one bedroom framed. I will be putting up two temporary walls for bedrooms in the remaining open space after I get the vinyl flooring down.

Barn looks very nice, I really like the green/brown color scheme, is there a lean-to on the side of that or just a porch? I like the idea of the live in barn, if you decide to build a house you will have an absolutely amazing man cave!

Things have been going slow. I never seem to have time to go out to the barn to work.
I put up some new pictures in the web album. I hope to start putting down the xps insulation on the ground this weekend.

Did CB Structures put this up for you? If so, were you happy with them? I think I am going to have them put one up for me this summer.

I had them give me a price quote but Fetterville Sales gave me a better price for equal quality. I am pleased with Fetterville's work.

Oh, ok. I hadn't heard of Fetterville. Were you happy with them?

I am about 90 minutes NE of you, and looking to put up a building.

I signed a contract with Fetterville on Friday for a 40x60x12. You should get some sort of referral fee. :)

Oh my this is the prettiest garage condo that I have seen that actually seems doable. I am looking to buy a house but looking through this is making me want to change my mind and build instead. Such a thought out plan you have. Thanks for sharing.

Local guy who does mostly commercial roof jobs. He probably won't go too far away from Harrisonburg, VA. If you are close, then I can send you his info via pm.

SO you went with fetterville? Where are they located and did they use their own inhouse team to build it for you? I'm staring at a CB Structure ad. They're showing 24x32x10 two level cupola, 3 windows, concrete floor excavation, electric for 33,500. What is your first reaction to that?

Curious because I live with an 2 hrs of you and I'm getting ready to go through the quote routine just as soon as I have a better idea of my constraints. Thanks man.
