My Slow Garage Build: Stage 1 Complete!

It that time of years to start the build!
Well first things first. I have to do this project in stages lol as money is tight with the new baby lol
This is in the town of tonawanda so who ever lives there. can use this a some reference.
Here a little story about this garage
I brought the house 3 years ago and knwe the garage will sooner or later be demo as it was in poor condition and it has gotten worst
BAD: The garage was built off the concrete foundation pad, it was built on the dirt ground with non-pressure treated wood, which caused the bottom 6in of the base of the garage to rott away and completely break off.
This caused the garage to lean 6in off center and very unsafe to work in and around it.
Another horrible thing about this garage is it was a pond...every time it rained about 6in of water would flood the garage as who ever poured the concrete poured it 6in below the water line.
The fence that my neighbor put up was pretty shot also that leaned about 10in off center and was rotting away also. so that had to go also

So with this problem happening ever fall/winter it was pointless to have that garage...Now the work begins
March 15th: 8:15AM- Had the wife go get the demo permit [only took 10mins and no paperwork was needed beside $35]
The Demolition Crew Came at 9:00 AM today here are photos of them up until 1:00PM

As you can see pretty quick work of the demoilition

As you can see the water is still there sitting for the sun to dry it up lol

The fence was ripped out and then the new fence is getting installed right now so i should have some new pictures up tomorrow with the new fencing.

[/COLOR]Finally got the fence up.
the last piece i added as i didnt want to see the ugly corner of their house as the siding looked like it starting to pull away from the corner strip. lol

Now i have to save for the concrete work.

My budget is only for 24x24 but if i can save enough i would like a 24x32 [which is the biggest the town code approves of].
it will have 12ft ceilings to accomodate a lift that is the purpose of this garage. lol i love working on car and always wanted to have a lift for convinence.

Wow!!! Looks better already and I bet your neighbor really likes the fence too. Huge improvement over the other :thumbup:

Bite the bullet now and go for the 24x32. The extra 8' will make a drastic difference and a year down the road you'll be glad you did.

Nothing wrong with going in stages as you can afford it. Just set a goal as to when you want it completed. (Right now is not the goal :lol_hitti ) get the existing concrete broke out and at least get a foundation put in. This will give you time to shop around for the best prices. If you build your block foundation (assuming that it will be block) 4' high, then you can go with a standard garage package that has 8' walls. Then you can put gravel down until you get the funds to pour concrete. This time frame would also have the time for the gravel to compact if you drive and park on it on a regular basis for awhile. After that you could either frame the garage or go with the concrete. I think I would frame the garage first and do the concrete last. By doing that, then you would at least have a roof over your head until the funds got replenished.

I would say price difference would be small enough to go with with extra 8' length up front. I do not know about your codes in your area, if you can break up concrete right where it all sits and use it as a base to pour new concrete over. To be on safe side, make sure you have at least 2 inches over 12' for your 2 post lift. It will be a investment that you will be happy with.

I vote with the others. Go for the full size allowed. You can park 2 vehicles in a 24' x 24' garage. But that leaves very little space for anything else.

Nice headway....Good luck with the build, I second the 24x32 (my size almost now) it's not nearly big enough. Max yourself out and this is coming from a guy with a 4 mo old son and a wife not working, it'll be tight but worth it 4 or 5 years down the road.

That's a nice fence. Now save your pennies as long as it takes so you can go big. (I'd kill for an extra eight feet.)
