Ok so I am wanting to build a workshop and I need advice. What are some do's and dont's when building a 40x104 pole barn. I was thinking 14 feet high walls to be able to lift a car up high enough to work on and what to do about condensation and gables I was thinking one foot all the way around and what type of door is best

How thick should I pour concrete I an going to seal it I will just be using it for cars and trucks I will be pouring a footer for my two post lift and what about drains

Big shop! Drains are a PIA due to EPA codes. Heat? 14 ft good Idea. My 12ft became 11'3" when floor was poured. Had to modify truss to get lift to fit. Insulate roof and use screws not nails. Try to schedule build during good weather. Mine was built late fall and corners were cut because weather sucked every day they worked.

Even if you do not heat I would use 1-1/2" foam on walls to help steel from sweating. Good moisture barrier under floor. For several years my dirt floor barn was a rust experiment.

Good advice i am taking notes keep the ideas coming I don't want any stone left unturned I hate surprises during the build

I would go a minimum of 14' and would prefer 16" eaves. It's always nice to be able to get motor coaches, 5th wheels and semi's inside the shop. Are you buying a kit? If so, don't go with their plastic sheeting for the roof. Instead, use OSB under your choice of roofing material. If it rains in your area, you need it.

If your referring to noise the wrap I used and linked to above effectively damps out the rain noise.

I know you need a barrier for moisture but I am putting 3/4 osb on the walls and 1/2 on the ceiling due to weight

I like to wash my toys regularly and thought a drain might be nice see

That is a lot of roof.
Spend some good time thinking about rain run off.
Super sized gutters and downspouts aimed well away and down hill.

That I am way ahead on that part I am using commercial gutters piped into a cistern I will use it to wash cars water garden stuff like that thank you though. That is why I was wondering about the drains to a sump to the septic.

I just bought a new to me shop with floor drains. Code would not allow the floor drains to go into the septic, even with an oil separator. I think it may have something to do with the size of the building and its potential or intended use. The health department said the building is classified as a repair facility (owner kept a logging truck in it) so they had to install a holding tank which must be pumped, as a drain field was not permitted.

I will have to see if they will allow me to install a separate septic with leaching field for the bathroom and a future shower. Pumping a 500 gallon tank may be expensive if I have to do it often.
