This photo shows some moisture in the concrete floor of my garage that I've had for about 2 summers (home is 5 years old, supposed to be vapor barrier below slab). It seems to appear after the temps heat up, and has been visible consistently for the past several weeks with all the hot & humid weather we've had. Last week when the temps & humidity dropped for a few days, the area did dry out a bit but is back now to what it was before. I've beefed up the grade & poly beneath landscaping on the outside of the garage adjacent to this spot, just in case there was some rain getting under the slab & not dissipating.
The skirt board & other framing on the outside of the steps is Hardy cement fiber board, so I'm told that will not wick any water that might come in contact with it.
I'm suspecting that this is somehow related to the elevated temp & humidity in the garage, since it did dry out some when the temps dropped. I'm a little puzzled by the wet Trex on the step though. Is it possible that the high temps in the garage are causing some kind of seepage or wicking (for lack of a better description) thru the slab? Is it possible that there is no vapor barrier under this particular part of the slab which is why I'm seeing this only here & nowhere else in the garage?
I'm hoping that it's something like what I'm thinking, so that I'll be able to put down an epoxy coating either this fall or next spring, but it makes me a little nervous even if I use a penetrating pre-primer as has been suggested to me. I'm also planning to try to do a moisture test at some point, just to see what that tells me.
