Nailing down a size to build

I’ve got a 6 bay repair facility that is 30x100. This is my place of business and I’ve kept my 2 cars there for years and it’s very inconvenient being across town so I’ve decided to build at my house.

I’m thinking 36x30 and maybe bigger. I think this will suit my needs. I plan on keeping the two cars I have (FFR Cobra and 1066 mustang) in one bay on top of each other. So that means a lift in that bay. One bay I’d like to have a kids game room. Pool table and ping pong table. Last bay for general garage tools and yard equip.

I know they are always not big enough but I’ve got a budget here.

Any suggestions or comments. I’d like to have upstairs storage as well

Did you guys get plans or just stole ideas from others?

Truss or stick built roof. Pros/cons?

Should I reverse design. Take my budget and build as big as I can afford? No restrictions for me other than budget.

I’d like to stay 20k or under

Welcome to the forum.

I would build as large as you can afford. I don't think you can go wrong in doing that because as time goes on you will come to realize that it is too small and you should have built it larger. Problem is, many times due to where we live, the local municipality has restrictions as to how large a structure you can build. Since you mentioned that you don't have these restrictions I would build as large as I could afford and if needed, I would borrow some money in order to help build it larger.

I know you got the repair facility but would you be doing any work at home?

I would go 36 deep if so. Always nicer to have that workshop space too.

I doubt I’d do much at home work wise. Any major repairs would be done at my shop.

Just minor tinkering.

Construction costs may be lower in your part of the country, but I suspect 20k won't get you very far...check on pricing first.

Should have mentioned my brother is the contractor and we will be doing a lot of the work ourselves. That should keep costs way down.

I’ll only be paying for slab and grade work. The rest will be us and his crew.

Trusses sure would be faster as long as you have a way to set them and/or unless your brother is fast at rafters.

How tall are you going? The taller you go, red iron might be better - at least easier. I'm doing 18' walls and kinda wished I had looked into iron more.

I had to submit plans (I drew my own very basic plans) to my county for my permit.

Your concrete is going to vary quite a bit depending on thickness, if you're doing a footer and foundation wall, rebar, etc. I'd say $4000-8000 depending on those options. Your grade work can turn into a lot also depending on if you need to have trees pushed and dirt brought in or moved around to get a level spot. My dirt quote was $8-10k, but it would have been pushing 30-ish trees and cutting around 400 yards of dirt and moving it around. Bringing rock (gravel) in can also add up in a hurry.
