NC Garage

I have a house with a 22x24 garage. To create additional living space, the garage will be converted into a bedroom/bath and a new garage 26x24 will be added. Due to a triangular shaped lot, the garage will be added in front of the existing house. Here is a picture of the current house, just before construction started.

Lots of mature (18 yrs old) landscaping that will survive construction. Here is what it looked like after initial clearing.

Digging the footings was interesting. Here we went down 4 feet and soil was still mushy. A soils engineer was called in and went down another foot, added lots of gravel and he said no problem.

Here is a picture of the holes for the footings inside the old garage. The new bedroom/bath will be on a raised floor over the old garage concrete slab. The footings ended up four feet deep. There are a total of four.

Here is the completed foundation. Eight foot walls will go on top giving me enough room for a 4 post lift. There is a 12 by 12 workshop in the back right.

Due to budget constraints, the room above the garage will be storage. Eventually it will be living space (28 by 14). It is accessed from the family room on the second floor.

Here the framing on the garage has started. The hip roof over the family room has been removed and will be replaced by a gable roof tied in to the garage roof. Notice the sub contractor on the phone. Hopefully, he is not calling for help on what to do next. There is a 3 foot by 17 foot alcove on the right side of the garage for tool storage. Although we really need rain in NC now, I'm hoping it stays dry until the roof is on.

Framing is almost complete in this picture. The entire house is going to have hardiplack except for the foyer and front of garage, which will be 5 inch building stone. The roof has also been replaced on the entire house.

First structural problem. The pier between the two garage doors is now cracked and leaning outward. This happened one day after full load was placed on the pier. This pier supports a PSL column which has both garage door headers and the main support beam which runs from front to back of the garage. Lots of weight on the pier. With a 4" wall, the load was concentrated on the outer 4" of the pier.

The mason said the pier was built properly - must be a design problem (without seeing it). The engineer said it was a construction problem (without seeing it). Whatever. The engineer suggested not using brick, and building the pier from concrete block filled with concrete and rebar.

I am going to build a new pier that is way over-engineered.

The stone work is nearly done. The stone is building stone (5+ inches thick). It is a mixture of dog creek (Arkansas Flat Stone) and some Oklahoma field stone mixed in for some color highlights. I found the same mason who did the front door stone 18 years ago and he agreed to do the front of the garage. He does excellent work.

The garage doors are 10x8. Hope to have them installed in a couple of weeks.

I have not selected garage door vendor yet. In Feb I got two quotes: one from WayneDalton who did my previous trouble free door and one from Carolina Door Specialist, which I think may be your company.

I did not understand the Carolina Door quote (nbr 11875). It specified a Heritage 3000 (weather guard plus). When I went to the website, the Heritage and weather plus were two seperate lines. Clicking on the weather guard plus yielded product info but the link for Heritage was broken. So I just tabled the quote until I actually need the door, which is now.

No updates for some time; I ran into some serious issues with the HVAC sub and took a couple of months to resolve. That ruined the scheduling for the remaining subs.

The garage doors have been ordered from Nova65ss, a forum member. He was out to the site a couple of times to ensure a good fit and to maximize room for a future 4 post lift.

The plan is to drywall the garage before installing the doors. My drywall lift has shipped and should be here in a couple of days.

Hi Guys.

Sorry about the update delays. My garage doors were just installed yesterday by Nova65ss (Garage Door Specialist) and I am quite pleased with them. They have been installed as high as possible to allow for a future four post lift with the Liftmaster 3800. Jimmy came out several times to measure to ensure no installation problems. I highly recommend him.

I had spray foam insulation installed and am now prepping for drywall, installing low voltage wiring and correcting some framing mistakes.

Here are the garage doors installed. The exterior of the garage is just about done. Gutters are next, after the roofers return to fix an area by the chimmey.

Nice job, it looks like it was always part of the original design, which IMHO is the way to go.
