Hey guys,

I was referred here from another forum I'm on (bass boat central). I need a 50x100 metal shop built on my land just outside birmingham, Alabama as soon as possible. I am sick of the general steel high pressure sale and their high prices, want to deal with a smaller contractor. My pad is done and graveled already and I have a pretty specific idea of what I want and don't want but surely would welcome professional advice and guidance.

Anyone fit the bill? Thanks! Brian

I have a friend in Georgia near Atlanta who may be interested. He is a former mentor of mine (he's my Dad's age) and has probably built 50 commercial buildings of your size for various businesses. I rented shop space from him for a couple of years out of a 50 x 125. He said things were very slow last I talked to him. If interested PM me and I will forward his contact information to you.

Bill thanks for the welcome, been a lurker for a while.

I had a guy scheduled to put up a pole barn, metal roof and sides, 4 roll up doors with openers, man doors, concrete slab, and insulate for what I thought was a great price. However, it was supposed to be done last September and it has not yet started, so I let them go.

I have received several quotes from General steel, on their "sale kits that are leftovers,etc." and they still come in crazy high after you add in the doors, concrete, erection, insulation. Then they are super high pressure and worry you to death after you decline.

Im not totally sure. What kinda prices we talking? I just spent 45k doing my 28x50. Insulated and heated with bathroom and two large overhead doors. See my thread. FYI I did ALL of the work myself. If i hired it i would pry be around 100k for 1400 sq ft.

General Steel is a broker and will not provide a good experience as you found out. Have you talked to any local metal building contractors? Until the first of this year I sold and erected metal buildings for fifteen years. I could almost always match or beat internet prices if given a chance.

I presume that you already have a set of permit plans to bid from. If not that is usually the first mistake most people make. A metal building is no different than any building project. If you don't have plans you are not going to get comparable bids.

There are no "special buildings" or "overstock" or "somebody didn't pick up their building and you don't have to pay the deposit". These are common building sales ploys. You are buying weight. Compare the weight of buildings that are being bid and you will get a better idea of pricing.

I have reached out to a few local and waiting to hear back.

I am in the country so no codes or permits. Just need a basic shop to house toys, boats, tractors, overflow storage, etc. We are moving form a house that had a full unfinished basement that I kept everything in to a home with no basement or garage here so I need the storage and room.

I was going to be at around $50,000 for the pole deal, insulated, concrete floor 5 inches, 2 12x12 doors with openers, 2 10x10 doors with openers, and 2 man doors.

General Steel was going to be around $73,000 for the same with no insulation.

One local builder quoted $74,000 for 50x100, and the above doors, etc. All metal.

Prices vary by region of course. But up here that would be slave wages. I guess in a way im not too surprised the guy didn't show up. I had the same thing happen and that is why I ended up building mine myself. I think the contractor chickened out and quit answering the phone because he thought he low balled it.

Call Tony Stover. I think he's from the Anniston area, but his crew came to North Alabama to build a pole barn for me. 40'x80', 6"x6" poles on 5' centers. New painted tin roof. Less than 12K total. They had it finished in two days. Very good work. 256-390-3300

Your pad for a pole building is likely a lot different to the foundation required for an engineered metal building. Much of the loads of a metal building this size are transferred to the foundation/ground. You should find somebody you trust to answer these issues, good luck.

A great way to find barn builders is to go to your local dragstrip and talk to the racers. AID is just a few miles away from you. Look for the guys with the big enclosed trailers - they are likely to have big barns.

Your 54k quote for a full turn key shop is unrealistic. Nobody could do it for that, can't even get material hardly for that let alone installed
