Need A Designer ???

When designing our new 3 car garage, I had a very difficult time finding a reasonably priced professional who could prepare construction drawings to include many of the custom features we wanted. Several architects we talked to wanted big bucks for the work, the cheapest coming in at $4,000.00. Understanding the busy schedules these firms have and their expensive overhead, I don't fault them but that kind of expense was not in the budget.

Finding the local building dept did not require architect signed drawings for a detached garage, I looked on line for a competent draftsman who had experience designing garages. After reviewing several options, we chose Ryan Moe Home Design. He can be contacted at: [email protected], phone 800-782-1985. His website is www.ryanmoe.com

He is in California and I am in Virginia but he is a good communicator and we worked out details by email with no problems at all. His total cost for six pages of detailed drawings in digital format ( had to be downloaded and printed locally
by us ) was a reasonable $550.00. With only minor changes reflecting local code requirements, the drawings were accepted by the local building authorities.

We are pleased with the work he did and would recommend Ryan to anyone looking for drawings for their new garage. Prior to contacting him on line, we had no knowledge of him and he has not asked us to write any recommendations for him.

Looks like a good resource. A couple things to note, per their FAQ section.

- Will my plans have the seal of an architect or engineer? No, in most areas it is not required however some cities and states require that an architect or engineer, licensed by your state, review, provide calculations, additional drawings and include their seal on your drawings. We do not provide this service however we can provide to you all of the cad files for your engineer or architect to work from. Please consult your local building official for specific requirements in your area.

- Are the Plans Copyrighted? The plans are copyrighted by the designer. Because we designed the plan with you, you are a part owner of the plan and can make as many copies as you like. The purpose of the copyright is to keep other designers, architects and builders from duplicating the plan.

Yes, I am thinking about posting a build thread and will decide as soon as construction starts. Contract signing is today and tree takedown will start tomorrow if weather holds. While build threads are time consuming, I learned an awful lot from reading others and feel I'd like to contribute myself if there is enough interest.

I did similar.
I just had a friendly local engineer review the plans, run the calcs and stamp the final drawings. Best way to get the design you want and the city out of your hair. They see the stamps and it meets local ordinances, you are set!
