Need Advice For Metal Building

Hello,

We are currently in the process of purchasing a metal building. We are looking at Mueller in Waxahachie Texas. We live in Waxahachie Texas Ellis County. We are thinking of getting either the 30x40x12 or the 30x50x12 Standard Series Bolt Up Kit depending on the overall price. I'd like it to have electrical, deep sink, shower, and a toilet. I contacted a builder that Meuller recomended and they wanted 13k for the installation of the building and a concrete slab on the 40ft and 16K for the 50ft building. They quoted an additional 4500-5500 for electrical. Any advice on builders in the area and whats a fair price?

30x40x12
Building Price 6900
10x12 Door 1100
Insulation from Mueller 1700
Walk Through Door 350
Total After Taxes was almost 11k.

Contractor Building
Assembly and Concrete Slab 13K
Electrical 4500-5500 ( This seemed high to me )

Total would be over 29K without plumbing or AC on the 30x40x12.

Does this seem like a fair price?

I just priced the 30x50x12 standard kit myself. $13,341 after taxes, delivery, upgrading the roof from regular galvalume to painted, adding gutters, a 3x7 walk door, 12x10 roll up door, and insulation. The guy from Mueller told me if I had someone else put it up and do the slab to expect it to cost about the same as the building ~13k. That cost for elec. does seem a bit high.

I am trying to decide between a steel building and a steel truss style building with the wood purlins and girts.

Hello from another hachie guy.... That sounds high to me also. Did you look at metal mart off 35 between 77 and 387? Building kit I had quoted was about 4k less for what seemed to be same quality of building

Yes. We went to Metal Mart. Nice people but they actually cost more than Mueller for the same building. I talked to a builder today the same guy I spoke to and got a price. Told him budget was 30k with everything including plumbing and electric. He said he'll see what he can do. Hes coming out tomorrow to give us an actual price.

I can only comment on the electrical portion of your quote...
If that quote includes only a 60 amp (or no) sub panel, located 10 ft from the main, and a couple of outlets and a light or two, then yes, this is high.
However, if that sub panel is 50 ft away from main and is trenched, piped, and 100 Amps, and the distribution ckts include a welder outlet, tons of outlets on multiple ckts, GFI and AF breakers, door opener ckts, multiple lighting ckts on 3way switches, well, then this doesnt seem outta line.
Copper is expensive, and those 5 Dollar 20 amp breakers that we used to use, are now 40 to 50 Dollar AF/GFI !

I built a Mueller 20 X 30 X 10' 2 years ago.

Total cost for Mueller, slab & building erection - $16,465.00.

I went with PBI for insulation - 8" thick. $2,500.00

Electrical is way over kill compared to what most need. I have $3,500.00 in electrical materials alone. (it is for a CNC Plasma / Mini Fab Shop.) Did my own electrical.

I did the very least electrical I could, got inspected. Then I added the electrical I wanted.

If you are going to A/C the building, you will not be happy with the typical metal building insulation.

That seems way high to me for the install and concrete.

My next door neighbor just put a 30x40x12 Mueller. Two roll up doors, one walk through door, no insulation.

Slab was 5.00 per square foot.

Assembly/install of the building was 1500.00

I'm in Midlothian.

The first guy who came out and gave us a quote said he would be back in a few days after he spoke to Mueller. He never showed back up for our appointment. I called him 2 times and he never showed or returned my call. I called Mueller and they did speak to him but he has yet to call me back.

So I called a second company and they came out. We discussed what I wanted and he will be using eagle steel and it will be a weld up instead of bolt up. From what he told me for the same price as Mueller I will get gutters, trim, and a additional walk through door. So we also decided to add a 24x37 carport and extend our driveway about 4 feet.

The total price is 32K for the 30x50 building insulated 1 insulated garage door and 2 walk through doors 24x37 Carport and extension of our driveway. That does not include electrical or plumbing. We had some issues with our septic sprinklers and the permit. We had to move one of them which I knew we would but had to have a specialist draw up a plan which cost 200 bucks and then the inspector came back and approved the plans. The permit was 75 bucks. The original sewer specialist never showed up for our appointment so we called a guy that our sprinkler man recommended. He came out the same day and capped the sprinkler that was in the way of the building so we could start the concrete. He will come back and add the additional 3 half sprinklers. This is 600 Bucks. Well all this set us back and now with the rain theres no telling when we can start on the building.

Not kidding. Im ready to have my building and carport. It rained hard today so will have to wait for it to dry up now so the concrete truck can get back there.

Ok so we had the septic sprinkler capped and got the permits. Now the builder we chose to use out of Maypearl Texas will not return my calls or text. Thats 2 builders who just bailed on me. Both were recommended by Metal Mart and Mueller.

Now we have been in contact with another recommended builder and he wants way more money to do this and seems to be dragging his feet.

This is the price from the 3rd guy. Is this to much?

Are you comparing the steel thickness with the different suppliers or just the price? I have a mueller weld up. You can look at my build thread. I believe I placed prices in there for comparison.

Also dont have the builders price the garage doors. you can get a better insulated garage door and motor from a garage door company for less.

What are you willing/planning to do your self? What do your building site look like?

I did a 30x40x12 weld up, insulated, clear span last year. I went with a local builder that only does metal buildings. I went with 8/12 pitch to get more attic space and had him hang a 20x30 loft at the 10' height across the back end and internal metal stairs. He did it out of C channel, 24" joist spacing, with a center support up to the I beam frame (no posts). I decked it with OSB. It's 22 feet to the peak, so lot's of headroom in the loft. I had him rough in for a half bath. I also had him pour a 60x12 concrete drive when they did the slab. 12x12 insulated overhead door, walk door, 4 windows, gutters, and he installed a 6x8 french door that I purchased. I did my own wiring. All in was $29,600. This guy works all over the state and out of state, but I don't know how backed up he is.

When I started, I put an ad in the swapper at work and asked for recommendations for a builder. We have 6000 employees and most of them live on acreage and have shops, so I knew I would get some hits. Several people recommended my builder. Always said, he does what he says he will do, he does it right, and he builds a strong building.

I've priced a couple buildings through Mueller. The general consensus of the two steel structure companies that I work for (one large, one small) is that Mueller bolt up jobs are HIGH. Their weld up buildings are closer to fair, but probably still higher than some. Bolt up vs. weld up can be discussed to no end. Just depends on how fast you want it done and who's gonna be doing it. Don't want a "tack up" job instead of a weld up job... I can't offer any info on the electrical part. I know that we put in a bid on a 60x60x12 commercial tire shop in Durant, OK and we had a sub-contractor bid to do the electrical for $2500. Thats for heavy 3-phase about 50 ft from the main. Either way, I would definitely continue to shop around. What the owner actually ended up telling us was that he could buy two 30x30 pre-fab buildings (weld up, I think) from J&I in Madill, OK and put them up for less than the Mueller building would cost. Of course, we're in Oklahoma so I'm sure our prices are a little different than you are seeing. Hope this helps a little!

I hope you pointed out that he would only have half the square footage.

And I thought it was only New Mexico where contractors didn't show up or return calls. It just amazes me that some people just don't care about working... My only suggestion would be to have any contractor give you some references that you can check with people on their work..

The one company called me back and wanted 33k just for the building and no garage door. I just got another estimate today and this sounds good. 26 gauge siding weld up with spay foam insulation 2 walk through doors 1 12x10 insulated overhead door 24x24 gable style carport and driveway extension for 36k with a lifetime warranty on all work including the concrete. I think we will be using this company.

The builder came over today and we set everything up. Picked colors and all. Concrete should be done within 2 weeks and they let cure for 28 days before doing the building. Everything is set to be done by July 29th.
