Need help looking over pole barn quote

Looking for a little help from the guys who have had something like this built before, just want to be sure that everything the builder has quoted to me makes sense. This is the first quote I have received

I am located in northern Colorado if that helps at all. Aside from this being a **** ton of money does anything else stand out as weird to you guys?


30’x48’x12’ to bottom of truss

3 ply 2x6 engineered columns all walls
2x10 treated splash board
2x6 wall girts 2’ OC
2x4 roof perlins 2’ OC
Engineered trusses 4’ OC (Loaded for a metal ceiling)
1- 3.0x6.8 walk door
12” soffit overhangs
Solar Guard Reflective insulation roof and walls
1- 16’x10’ steel back insulated overhead on side wall
2- 10’x10’ steel back insulated overheads on end wall
Engineered stamped set of plans

Built on a level site: $27,650

Interior Package:

BC perlins 3’ OC, Metal ceiling installed to perlins in entire building
2x6 wall girts 3’ OC and metal installed on girts floor to ceiling
R-38 blown in attic
R-19 unfaced fiberglass installed in walls
1- attic access door installed

Are they pouring concrete also? If so thats a pretty competive quote for this area. Who are you getting quotes from? I have had 2 pole barns done north of Ft Collins and I did all the work myself except for the shell.


I paid $16k for the barn I just had built, only shell no doors. It was 36'x40'x10' walls with 6 doors framed out. With LAM beams and LAM posts like what you are doing.

I paid right at $18k for my 40'x50'x12' building, but it was built terribly and the contractor ended back up in Jail for being a conman from TX using an alias and fooled the building depts in this area for a yr. Lesson learned, I even went around to prior customers in the area that were happy with his work ended up being near the end of his stunt in this area and got caught.

3 ply 2x6 engineered columns all walls- These are worth the money
2x10 treated splash board- Standard for the most part
2x6 wall girts 2’ OC-standard
2x4 roof perlins 2’ OC-standard
Engineered trusses 4’ OC (Loaded for a metal ceiling)- standard for this area
1- 3.0x6.8 walk door- see if he'll get you a metal commercial door
12” soffit overhangs- These cost you but are worth the looks I think it was $5-10/ft if I remember right?

Solar Guard Reflective insulation roof and walls- This is cheap radiant heat reflector which works great and worth putting in its about $1000

1- 16’x10’ steel back insulated overhead on side wall- $2000 installed
2- 10’x10’ steel back insulated overheads on end wall-$1200 each installed
Engineered stamped set of plans- Make sure they are stamped, cedar supply gives you some BS set of drawings that can't be used for permit application

That quote is with OUT concrete I do believe. I copy and pasted the email he sent me and I can't see anything about concrete.

The quote above is from Roth Buildings in Kersey, my property is about 10 minutes from their shop so I figured might as well try the very local guy.

Do you have any recommendations of other companies? I like working with the local people as much as possible rather than the "wal-mart" of pole barns

I'm not sure what the "solar guard" stuff is all about, I'm think some sort of aluminum foil. Snake oil IMHO. Unless I'm way off base, I'd spend the money on a Tyvek or Typar house wrap with properly taped seams. That barn metal is fine, keeps the rain out but leaks a lot of air & wind. This drastically reduces the ability of the fg. insulation to do it's job. That statement comes from actual experience. Make sure that your builder gives you time (between the shell & interior) to do any "in wall" work. The ceiling metal is fine but no insulation before your elec. (+ air lines?) is done. I can't testify to the (local) pricing, the overhangs do add a lot to the bldg looks. Is that in the gable ends as well? You might want to get some details on the wall/roof metal. 29ga. is pretty std, what is the warranty? What galv. rating is the metal. I believe the best is rated G-100.
Keep doing your homework and ask all the questions you can. You'll both (you & the builder) be happy in the end if you know what your getting, and he understands what you want! I would get at least 1 more quote, apples for apples. Re write your quote with no name or prices and give it to 1 or 2 other guy's. These buildings are very simple and easy to price exactly like the other guy. Don't believe in any this "KIT" that "KIT" BS. Good luck and show is pic's.

It does not cover any trim detail on the outside. Gutters, rat guard etc. I would hope its 26 ga steel also. The solar insulation is pretty common. But for your area you may want a lot more.

It shows both the solar guard(foil backed bubble wrap) and Fiberglass batts. Which would be a good mix, As far as other builders, I have the name of the guy that did my barn and it was done right but he doesn't supply the building. I was the GC on the barn after what happened to my shop.

I would look at sutherlands, and possibly Big R over there would have something like this they do. It is an easy building but get 2-3 quotes like said above.

Also see what concrete would cost you from the builder doing it. Should be right at $4-5/sq ft for 4" with mesh matt

I am planning a 30x45x11, 4" mono slab with 16"x16" footer, 7/12 attic trusses 16" OC, 12" eave all around, 6x6 posts, 2ea 9x8 rollup, 1 walk through, steel roof/siding/trim/soffets, foil back insulation over walls and roof....$18k materials only.
