Need help...paint/seal metal pole barn roof

Can anyone recommend a paint/sealer I can paint over my pole barn/shop metal roof. I need something that will seal around nails etc… and also add color (white) The barn is over 30 years old. Paint has started to wear off you can see the primer below. I would like to repaint before rust starts to show up. Some of the nails leak that I have pounded them down and caulked, that worked but would like something better. I'm finishing off 40x50 of the 40x84 building and worry about leaks over the finished area. Thanks!!!!!!!

lowes sells a coat that seals like you want is pretty high about 100 bucks a five gal bucket works gook though
