For sale: a used, but fully functional, propane demand water heater. It can come with power vent kit (which I had to use, since the exhaust vent was about 6' off to the side, just above the top of the heater. You could just vent it without the power vent by going up and out.
It has a standing pilot, which is why I replaced it with a new, electronically controlled heater. I have all the manuals, etc., that you would need. It is pretty efficient, and super efficient if you were to just light it when you wanted hot water. $100, plus whatever shipping costs. You could just pick it up, North of Baltimore, MD.
