Need ideas for a shop in B.C.

well talked to a fella at the town today and it looks like a shop this size is going to need a drawing provided by a structural engineer and also a soil bearing capacity test done. On a good note garages dont fall in the same rules in the flood zone as a house so i can build it on grade instead of the raising the area .6 meters above grade. Thing i will be running a overhead beam down the center to take some of the roof load and to use for hoisting.
