Need Ideas for Electrical Load Sheet Request

Hey guys... long time reader and about to start on my first project. A 30 x 32 x 12 Versatube Summit. Full insulation package etc....Very excited!!

I live in a very rural area and have a beautiful 300 acre ranch with 3 houses, 2 ponds, and a barn (that is about to fall over). Right now we have 200amp service for the entire property so obviously I want more

I want to put at least another 200amp (maybe 400 if I can justify it). In order to do this the way that I want my electric company will need to come and hook up an additional meter onto a directly on a new pole/breaker that I purchase and install.

They have asked me to provide a load sheet with the equipment that I plan on running. I am a total novice here I told the engineer that I just wanted enough to be able to put in whatever I want He laughed and politely told me that the best way to do it would be to provide a load sheet with the equipment that I plan on using so that they can install the proper transformer at the current pole which feeds the property. He requested a estimated "load sheet".

I know I want to eventually put in all the fun toys and shop equipment that I see everyone posted on here. The standard stuff like my welders, air compressors, table saw, 2 x polaris ranger EV chargers. Will probably want to be able to hook a couple RVS up as well when the family comes next fall (40 person family reunion)

Can anyone give me some other items I should add to the load sheet so I can justify a nice fat 400amp install?

yard lighting and garage lighting are often missed on calculations. so are well pumps. basically the poco wants a list of things with the estimated amp draw included. this is your chance to do some catalog shopping and dreaming. pick out the stuff you want and list the amp draw and then give the list to them.

There are a number of load calculation sheet available online, you can do a google search on 'electrical load sheet'. Some of them use an Excel spreadsheet so you just enter values and it will do the calculations for you.

Okay how does this look? Any opinions would be appreciated. Would a load sheet like this call for 200A or 400A install?

This is similar to mine, rural and it seems they used a 15kva. I had on site with the poco engineer and got it squared, they asked if there was going to be additional load and I said yes. I really had to have a second panel and it made sense to go to the 400 since they buy the base.
200 will probably run the place but margin is good especially if its cheap. No point in daisy chaining it thru one panel when you can use 2,, maybe easier? I got 200 for shop and 200 outdoor which includes well, small house all gas and storage so I hook my 300 synch to that panel, still don't use it. Most of my real loads in this location go thru one panel.

With some more modern lamps light loads have went way down in most cases, what we do tend to do is let them run longer.

I havnt recorded it but I am sure it would have to be smoking hot for me to pull 100 peak and that would be thru a compressor cycle at most, I do have a cooler pulling 25, can run 100% on hot day as can the well at about 15. Other loads of up to 25 are intermittent, require an operator.

I got electric laundry that could push my peak over 100 in hot weather but you wont tig weld full blast while you are in the hot tub AC on high, sandblasting 2 units at night on and on, not enough room in the building for this.

You have equipment listed for small biz and can run 4 full time body men. You wont use but 10% of it.

Each house on a separate meter/ service?
As he is talking about the pole out at the road that he wants to size a transformer for.
Houses have air conditioners, heat pumps, separate water well pumps, hot water heaters, electric dryers, electric stoves.
All this needs to be itemized so he can add this stuff in for power draw on his transformer.
