So I am planning on setting up my building for a personal shop. The building was there when we bought the house and was only used for rv storage and a side shed. It was definetly good ol boy built but solid with some execptions. It has power, lights, and has a sewer drain.
Plans are to concrete the 20x40 section add a large garage door open up the wall between the big building and shed and get rid of the shed door and add a walk through door even with the front of the building enclosing where the crawler is now. There is storage on the outer wall of the shed furthest away from the big building which works well. I’ll be using it for truck, mower, toys parking.

Essentially it will end up being a 35x40 building.
Is there anything I should look out for structurally? Anything you would suggest to use the space the best way?

I think some pictures would help us visualize the existing building a bit better and help us provide more in depth feedback.

I'd say of biggest importance is the way the lean-to is connected and if that's reliably leak-free. Best would be siding slotted and an L- to Z- shaped piece slipped inside. I don't believe in recommending caulk-based anything to be a permanent solution in that area.

I know you're in a dry area, but come Monsoon season it would be sad to have a nice finished building with leaking water down the inside wall.

Are you going to spray foam and A/C the inside? That could get quite hot when enclosed...

Yep definetly gong to clean up the Hackery done by the builder. It came with the house when we bought it. After enclosing will do some sort of insulation not afraid of being a little uncomfortable so hvac won’t be the top priority
