Need more room/college kid

Well I ran out of room.

I need some options for an apt either over or attached to the existing shop. I plan on going the cheaper route versus the more attractive. So give me some options here should I build over the top and create a second story or put another room where the lean to is?

Do both.
Enclose the lean too and build a room over it. That way you are not tearing into the existing structure. Overall, it is your biggest bang for the buck.

Rule of thumb (Thumb sure has a lot of rules)....excluding how you finish something out, when you build a second story along with the ground floor, the additional square footage is about half the cost. You already have the cost of the foundation...you already have the cost of the roof...the only additional cost is the second floor and walls...

I think you could come up with some really good ideas.

Closing in the Lean-2 at this point is going to be your cheapest, Or possibly build a lean2 off the other side, the lean 2 that is there now might not be well suited structurally to being closed in.

Before tearing into the roof of that shed to add a 2nd story, you might consider having a structural engineer verify that your foundation (and even your existing framing) can handle the load of the new addition.

My suggestion, tear off the leanto, build your addition there, if you want the apartment to be upstairs, build it where the new addition is and design the new foundation to accomodate the upstairs.

I think I used the wrong choice of words when I suggested encloseing the Lean to....

If you choose to build where the lean-to is, you are basically building a new building that butts up to the existing....but still the cheapest way to go.

If it were me....I would basically build a single car garage with a room above it. Full foundation designed to handle the second story. Full doors at both ends...you know...'drive through'. On the second story I would overhang the front a bit...make it a deck...also provids a bit of protection for a car below it.

And yes, I would do it all to code.

how about a bargain priced mobile home?
how about a shipping container?

if you are going to do construction I like the idea of a 2 story structure next to what you have but I would look at leave the lean to and going to the other side for a new structure

I agree totally with this. I have always wanted the 3 car version of this exact same thought.
