Hi all...Im a newbe to posting here..Ive been lurking on here along time tho..Lots of great info on here....
Here's what I'm thinking of doing.....I want to build a new shop. I'm thinking of building in a small industrial park.. very small, town of 1000 people... But it is 20 miles from rather large city....Madison Wi...I'm thinking of building extra to rent out....units would be 30x30..fully insulated. heated and a/c...Epoxy floors, and a 4 post lift in each unit....10 ft side walls, but have full cathedral ceiling...So that would give full roof height inside for a lift...Would have a bathroom and shower....I want to only have car guys for renters..The regular guy who has toys and a hot rod or 2......No commercial businesses, I'm thinking it could be a little private car community type thing...everything kept clean, no junk parked outside.....Would have area behind building so tenants could park their boats and motorhomes,,,big stuff....What do you think? do you think anyone would go for something like this....And what would you guys pay for a nice hobby shop......I'm just in planning stage, just tossing ideas around....I know rents are so variable from place to place....I'm just asking for ideas and opinions......I think it would be kinda neat to have a few units rented...could end up being a real car guy hangout place on weekends...Nice place to get away from the wife.....LOL....
So let me have your ideas.....No one on here is shy, so I'm expecting all kinds of opinions.......

Very cool idea. But (and not trying to be a buzz-kill) my first concern would be insurance. Otherwise, Madison would be a great pool to draw from for potential renters. How 'bout a small common area with a kitchenette and a place to watch TV and hang out?

BTW, I see that you've been here since 2008, but I'm gonna say welcome to the Garage Journal anyhow!

Thanks for the welcome...Yes Ive been on here a long time.....Just not much of a poster....Maybe Ill have to change that.......I'm a huge garage guy...I have a 3 car on house.....A 5 car behind house, and a 30 x60 behind that.....Split in half.....a 30x30 showroom slash mancave..with a full size sectional couch..Old 45 juke box....Tv....Wall covered in my race pics......And my desk, which I made out of the back end of a 94 camaro race car....Oh and my Motorcycle resides in there too........the other side is a full workshop with sissors lift...I should try to post pics.....BECAUSE.....I know the rules......no pics,,,,, it didnt happen......

for a start please type like an adult, it is much easier to read then constant ......

ontopic: maybe have two types of units with/without lifts and have a common area with kitchenette. This would be more work but maybe make a condo type operation where you can sell some units to owners but they still pay fee's and you own the outside of the buildings still.

Liability wise, I'm not sure about providing the lifts.

I can just see it being your fault, because it's your lift.

I have been to places in michigan that rented a garage space with lift by an hourly/daily rate. You had to sign a waiver to use the lift.

ye, as long as you had something along the lines of you arn't responsible for damages or injuries incurred from lift failure, incorrect use of lift ect.
