Need some guidance here

Hi Folks,

I am looking to get my 2 car garage floor coated with either Epoxy or Polyurea/Polyaspartic and getting some conflicting information from local installers.

One school of thought is that a high quality, high build (4 coats, 4 days to apply) traditional epoxy system will perform exceptionally well with respect to marring, scratching and yellowing . Others say no way and the only option is to go with the newer stuff that can be applied in 1 day.

I am mainly going to use this garage to park cars and occasionally work on them (floor jacks and jack stands, oil, gas, etc..)

Thoughts?

Thanks for the reply. Could you please break down the components of the polyurea three coat system as well?

What about those installers and products that claim to do everything in one day? Not worth it?

Thank you. Wanted to confirm what exactly is in a 3 coat system because I'm getting a lot of different feedback when talking to the installers.

What I am not too clear about if a traditional high build epoxy system is more than adequate for a residential garage? Let's say if the price difference is only $300 which one would be best?

A lot depends on the actual materials being used. The traditional high build, multi-coat epoxy floor coating that consists of an epoxy primer, 100% solids epoxy base coat, optional color flakes, and coat or two of a high performance polyurethane, polyurea, or polyaspartic clear coat is going to out perform most other garage floor coating systems. This includes any of the newer one day installation, two coat polyurea polaspartic floor coatings.

It doesn't mean that the newer one day floor coatings do not perform well. They just don't perform as well as the traditional high build coatings. Many times, both coatings have the same top coat which is indicative of how it will wear and resist stains. Epoxy also adheres better to concrete due to the slower cure time which allows it to penetrate deeper.

When high quality materials are involved for both types of systems, the cost typically is around $2 per square foot more (give or take) for the one day polyurea polyaspartic systems. If you go this route make sure that they are using a very high solids product.

We have found from the many questions that we get from our readers that quite a few of the installers who only install the two coat one day systems are not always truthful when discussing the benefits of the coating they are trying to sell. I would recommend staying away from these companies. They tend to make claims that are not true. One that we have heard consistently of late is that epoxy garage floor coatings crack all the time because the coating is not flexible like polyurea and polyaspartic.

If you are only parking your cars and doing light maintenance work, then either system should perform well assuming quality materials and installation. The question is how important for you is it to have your coating installed in a day vs a few days.

Thank you. This is the kind of technical information I was looking for! With respect to yellowing over time, can I get away with a traditional polyurethane top coat or do I need to go wtih a polyurea or polyaspartic?

95% of our sales to GJ members are the traditional 3 layer primer/ 100% solids epoxy/ topcoat systems. Well proven with superb results or our one or two layer one part/one day SPGX Polyurea coating. Both work great with few, if any issues.

Many professional installers like the one day as time is money. We never see four day installs.
