Need to build a garage or 2

Hi,

Just bought a house that has lots of land but no garage. the cuda needs a home

The house has a semi carport which is really just a 20x29 slab (19.7" deep 28.8' wide) that is underneath a deck. Here is a picture (attached).

I need to pull the deck down to fix some water damage at the rim joist. When the damage is finished, I want to build a garage on the slab.

The issues I have are:

1) I want the deck to be rebuilt over the top of the garage.
2) The deck needs drainage and the garage needs a roof.
3) the slab probably needs a footing for the walls.
4) I don't know what size garage doors come in but I would like the biggest possible opening to the garage.

So, can you guys help out?

How do I build this garage/deck successfully?

I image that I will have to dig a footing around the slab but how deep and how high above the ground should it go for structural integrity and for keep the water off my framing?

pictures of existing structures would be great. plans even better.

I would take the deck down, build a 2 car garage with an upstairs (entry from the house side). Then build a deck off of the new garage. The new deck will overhang the garage door entry.

I really like this idea. but that is going to go more into an addition that anything else. If you want to put any type of pitch on the top of the garage (you want to) then your going to have to axe the deck in it's current location anyways. I say just build it up to follow the lines of the house as it currently sits and then build the deck out further. You could save some cash now and not finish your new bonus room. To keep the same lines you might just want to cut the edges of the concrete off and then pour another footer on the edges. That way it won't stick out further than the house.

I'd agree with these guys. At only 9' to that deck floor, you'd have to have some sort of flat roof to get under it, and that could be trouble. I like the ideas above.

How about this...build a free standing garage elsewhere on your property. You can build it on a floating slab (less expensive than using a foundation) or use pole construction..... any size you desire.

This way you will still have paved parking for three cars AND have a garage of your choice. You could even make that deck larger to cover the entire slab. Now you've got a big deck PLUS covered parking for three cars PLUS a garage.

The nice thing is you are in Arkansas....a LOT less BS to deal with as far as codes, inspectors, etc.... it's still part of the USA.

My brother lives in Royal...a tiny hamlet west of Hot Springs. There's a family down the road that lives in a home-built 20X20 shack with an outhouse out back.

Not my cup of tea but the mortgage is paid!

ok, the room idea was great but it would be a much bigger job than I expected and the current access to the deck is through my bedroom and my office so it would be hard to use that room without interfering with other rooms (there are two bathroom between the two doors going to the deck).

another reason I am shying away from a room on top with a deck out front is the view from the deck. My property is atop a hill and theres a magnificient view off the front and back of the deck. if I built a garage with a room on top and a deck out the front, I lose the view (someone owns the property behind me and I'd have to clear his trees).

Now the freestanding garage.... That was the second project. Now it is "the" project. I have been thinking about this for a while and you all kinda confirmed what I thought. the deck off the house is too low to make a garage under it. so I will tear the deck down to fix the rot behind the rim joist and rebuild it to make it cover the slab. and the garage will be out back.

Let me toss in some real estate agent think...

The idea of adding a room above the garage is a solid one. However, since there are issues with the master bedroom being in the way of the new room, make an additional change. Make the new room a new master suite with bedroom, bathroom and walk-in closet(s). Turn the old master bedroom into just a bedroom. If there is a bathroom in the area needed for access to the new master suite, turn it into a 1/2 bath and hall passage. Rebuild the deck facing the same way off the end of the room, keeping the same views.

This would do a couple of things. First, it would get your garage. It would also preserve your viewshed. Lastly, the new master suite would give added value to the home.

I totally agree with JeepontheRock. Make the new room a master maybe even with a new deck. The walk in closet and new up to date bathroom will be a big plus when reselling.
