Hey all - 1st post here! Been planning a new detached garage for some time, and now its finally underway. The idea here was to build a garage with enough room to comfortably fit 2 cars and have a separate workshop that will be air conditioned so that i can work or just hang out in the summertime when its 115 degrees outside.

Well, after an insane amount of runaround and rework to the roof design due to the city permit office, we now have approved plans and a building permit. :thumbup:

Im actually contracting the entire build (and design) to a family member who is a General contractor.

Foundation was dug the week after Christmas, and then promptly failed inspection due to mud in the bottom of one section. Apparently, the landscapers were supposed to terminate the irrigation lines but that didnt happen...

My idea is to catalog the build of this garage as im always looking for feedback, opinions and ideas.

I'm no architect, and my drawing skills are non existent at best, but here is a quick sketch of what i envision the interior of the garage to be. Of course this isn't to scale, but the garage portion of this should be approx 22'W X 25'D, leaving 8'X25' for the workshop. This will have a vaulted ceiling so that i can put a lift in at some point if i choose to.

I believe the foundation is being poured today and hopefully ill have a slab by the end of the week. With that, any opinions on the best garage floor coating? Looking for something that looks cool and lasts a long time...i dont want to have to redo it in the near future...

Footing poured, Stem walls formed and poured today...Also removed existing concrete so that the new driveway pour would look better.

Again, I've never seen something like a garage foundation so nice and neat. Around here they just pile the dirt up wherever. Then they get out of the trac-hoe and proceed to demolish the rest of the yard with the skidsteer. :lol: Your foundation as neat as it is, looks like it's been there for a few years already with all of the damage gone. I like your style :rocker: I still have to plant grass from where things were tore up on my build from last year. :(

Looking forward to seeing your build. If it goes like the foundation went, it ought to be super. :thumbup:

Thanks Kevin - Im kind of a freak about organization, but with that im sure that at some point in this process it'll get sloppy...:(

So some progress today...slab is poured and framing has begun!:thumbup:

Thanks Pluribus - Vaulting the center of the roof has caused more problems than originally anticipated, but it'll be great when its done. The Pontiac is a 72 :3gears:

Thanks Jon - The roof wasn't originally designed that way. Originally we had designed the roof as a fully open vault. The city permit office denied the original plans saying that the highest peak of the roof had to be 15' from the fence on the right side. We only had 2 options at that point...move the garage 10' to the left or lay the roof down. I chose option 2 as moving the garage wasn't an option. I wanted to leave some room so that i could put in a lift and not worry about clearance, so i decided to vault the center section to accomplish that. What i didn't account for was the extreme cost increase for the framing, and that a standard garage door will no longer work unless i plan on leaving it closed when i have a vehicle lifted. :headscrat

In any case, this will no doubt lead to some other idea for the door that will be way over budget and take longer to accomplish as that is the way this project seems to be going. I've looked at a roll up door but im told i don't have enough header clearance for that...another idea was a 2 panel sliding door, but that will make the workshop door useless when the garage door is open.

Anyone have any ideas on creative garage door solutions?

Great looking garage! Even though the current roof wasn't part of your original design, it really adds a nice unique architectural look. Plenty of head space for a future lift!

Looks great! Thanks for the PM- I'd love to come and see your build in person, too. Too bad about the roofline- I'm lucky enough to have an acre to play with, so I shouldn't have any of those kinds of issues from the city.

So...just about to cross the finish line (for the build anyway)..
drywall complete
Electrical complete and powered on
painted in and out...some touch-up left
Garage door installed

Interior workshop in process. Hoping to have this all finished this week, and then ill be putting some garage cabinets on the far wall and treating the floor. Next will be install of 2 post lift and air compressor. :rocker:

So the structure is complete and I've begun moving everything in. Had the floor coated and Cabinets done on one wall. After all the discussions surrounding the garage door we ended up going with a standard door but installed a wall mount opener to clear some overhead space in the center. AC is still yet to be installed as im on the fence whether to install a Mini Split or roof mounted 1.5 ton unit.

Anyone have any experience with a dual zone mini split? Would you recommend that and why?
