New 30x40x10 Workshop

Nearing the completion of my 30'x40'x10' garage with corner porch here in eastern Kansas. Worked on the design for several months before pulling the trigger, here are a few of the design components:

- 2 10'x8' overhead insulated doors
- 4 4'x3' windows
- 5/12 roof pitch with 2/12 interior ceiling pitch
- 36" footings and 12" stem wall with 5" 4000# concrete floor
- R19 wall insulation and R38 blown-in cellulose insulation in ceiling
- Reznor UDAP60 propane furnace

I do however still a few things I'm debating.
1.) Floor coating or not. Have researched epoxy and other floor coatings, but my experience using a 2-part epoxy in my larger 40x60 cause me to pause. Leaning towards leaving it as-is, however since the concrete was poured, it's a little darker than I had anticipated. Looked at the Rock Solid products and they appear to be better. Looking for recommendations.
2.) Upper wall is smooth OSB, which is my preference, however my wife thinks it should be painted. I like the rawness of the wood, but the stamped labeling isn't ideal. Can/should it be sanded off? Thoughts?

Great looking facility Sir!
There's no perfect answer to floor coatings, I like the look of plain concrete in a working shop, something nicer in a showcase setting.
Gotta agree with your wife, the walls need to be painted; semi-gloss white to maximize lighting.

Nice looking shop.
X2 on painting the OSB.
Some semi-gloss white would brighten the place up.
Or go with a color.
Either way use a good sealer first.
Without it the OSB is like a sponge.

Looking great! LOVE how you led the garage doors up the ceiling - we are looking to do this as well if you have any advice or lessons learned. Surprised I don't see it more, although I'm looking to put in a lift and don't want the door in my way.

Nice shop indeed, congrats.

Regarding the floor. If you don't put something down you will forever have concrete dust shedding, not to mention staining from oil spills.

I too am wrapping up a 30x40x12 garage build. I chose to put down Ghost Shield on my floor. I plan to do a lot of welding/grinding and automotive work in mine. The Ghost Shield reviewed well in resisting oil stains and doesn't burn like an epoxy if you drop hot slag on it. I have yet to really put the floor to work, but the product reviewed well on this forum. I can say that water beads up on the floor, the oil I have dropped has come up easy enough, and the coating is pretty much invisible. Slide over to the flooring section and read up on the product.

Wrapped up the project today. Ended up going with ArmorPoxy’s ArmorClad 3-layer floor coating. Still have some dirt work to do outside but ready to enjoy it.

Hard to tell from pics but do you mind telling me what you used for bottom trim on your wainscoting? Just getting ready to do this in my shop and not sure what I should do on the bottom.

Nice! So you did a conventional foundation with footing and stem wall but then post frame construction for the framing? Seems like an unusual combination but I could be wrong. Looking at a similar size building and anything but conventional stick framing would require custom engineering and stamps. Mind sharing what it cost? Did you hire it done or do most of the work yourself?

Because the stem wall was thinker than the wall itself, I had a custom piece of angled trim adhered to the top of the stem wall to give a more finished look.

Correct. I wanted to be able to powerwash the floor and not worry about water causing premature issues with the wood framing, thus I went with a 36" footing with a 12" stem wall. The 5" floor was poured after the building was up and was tied into the stem walls with rebar and wire mesh. The wood-framed walls sit on top of the stem wall and attach using the plate seen in this picture. I had Morton Buildings do the work and drawings were included. Building was a little north of $60k, but I did the wiring and some of the finish work myself.

I have scissor 2/12 trusses and have gotten quotes for blown-in R38 ceiling as well as R30 bat insulation. I was concerned with a centered access panel the insulation contractor may not reach the long ends with the limited space to access the area between trusses. How many access panels does your ceiling have (used to blow in insulation) and was your contractor able to get full coverage in there? Were you able to verify.
