New 32 x 24 garage/office

My two story 32x24 w/ gambrel roof

Sometime next week construction should begin on my new 32x24 garage. The plan calls for 10' high ceilings in the lower level and 8' high ceiling in the upstairs office area. The 32 x 18 office area is tucked into the gambrel style roof.

I'm planning to take plenty of photos and hopefully a little video. As soon as I have my first batch of pictures I'll post them up.

I grew up in Decatur/Dekalb. Went to Druid Hills (Long time ago-Class of '67) Lived off of N. Druid Hills Rd. Gonna retire there next year, but not in town....

Got started with clearing a few trees and stumps today. Hope to have all the stumps grubbed by Sunday. Wish I had rented a larger excavator.. I thought 12,000 lbs would be enough. Really need a 25k machine for popping these stumps.

This stump is giving me fits.

My guess is this may be a different variety of pine with a different root structure? So far it's the smallest diameter stump I've worked on.

next time have them cut the stump off at 4 ft. It will give you more leverage to get it out. you can push it back and forth waller out the hole and it will come out alot easier.

So, the planning commission gave their blessing tonight. As soon as we dry out a little I'll grade the foundation and have the concrete placed.

Forms were installed for the footings today. They are supposed to place tomorrow sometime & let cure over the weekend. May have a garage up by this time next week.

Wow, home folks! Making me feel old...LOL! Crawford Kennedy was Avondale Football Coach for a time, he was my coach at DHHS for a time as well, but we didn't win state like Avondale did! Decatur Bulldogs! Went to night school there before I went in the Marine Corps, the old main building is gone now, I believe....Lotta football games in that stadium!
I'll be back there when I retire next year!

Not alot to post about yet though. Except that you are lucky to be able to do footers and pad in one pour.
I think you will get more comments as the structure goes up.
Do you have Air and Electric layouts planned?

Just electric for now. The builder is installing a 200 amp panel with two 220v circuits and a few regular circuits for basic lighting & a couple outlets. I'm going to wire (to code) the rest of the garage myself.

I really wish I could have roughed in sewer and water, but that would have opened a can of worms at the planning and zoning committee.

I've been subscribed since the beginning, like I'm sure many others are. You just may not get comments on "wow, a hole was dug" and "gee, that slab looks flat and wet".

If you are doing the garage project for internet fame, you'll most likely be disappointed. Otherwise, keep posting pictures as this thread is one of the main things this site is intended for.

Not much happened last week after the pad was poured. I drenched it in water for 48 hours then let it go. Supply house dropped off lumber on Thursday - the framers are supposed to be back today.

RbrtAWhyt -- I do not know off hand. The builder had that cost built into the entire plan. I can try to find out.

Some threads get more comments than others and sometimes It just depends one what the current status of the project. Unless your in Jacks thread and its a discussion about the color green on everything in his or that one guy and his lack of cutting the zip tie tails on his wire job. hahahaha

Man I'm glad I live in the PNW because I think that Georgia Clay would drive me crazy. Not as easy to work with like the Sand is here in my neck of the woods. Also just make sure there are no trees leaning your way and make sure you know which way the wind normally blows in your area. I've had a few trees fall in my area.

Sad thing is I was in the garage when it happend and I also stated and it was qouted later by somebody else in the garage. "If any Tree was to fall anytime soon it would be that one." 15minutes later, BLAM......... It had been raining for about a week and the ground was realy saturated and the wind kicked up. The tree was kind of questionable if/when it would ever fall because of the angle of the way the tree leaned. I figured it was a good 70/30 chance it would him me. One time in my wife I was not happy that I was right.

6 holes of various sizes in the roof, 3 trusses split and bent my gutter some. Luckly I was able to cut out the old wood and do some creative re-inforcment to my trusses and checked by a local offical. Ran a garden house over it for a bit to check for leaks. The 24-inch+ tree was donated to somebody I knew that needed some firewood.

Anyways like I said just check for danger trees because they can't stand forever.

Framers started this morning at 8am.. By 11am they had the four lower exterior walls up.

Lower area has 10' ceilings.

Upper area will have a smaller footprint (32 x 16) with 8' ceilings.

Back of the garage... No windows on the lower level.. just two on the upper.

The stairs will be to the left of the garage door. May expand and add a full sized deck there later.

Now your really rolling! I think the deck is a good idea for relaxing with a beer after a successful project. I wish I had one off the back side of my garage, but I don't even have a door on the top level.
