New 32x40 backyard shop

I've been checking out this site for a while now and getting a lot of good ideas from the projects that I've seen. My wife and I moved into our new home about a year ago and now that we are all settled in it is time for one final detail...The garage!!!(mancave, hangout, etc). The shop will be 32' wide and 40' deep with 12'6" ceiling. There will be attic trusses with a 10-12 pitch for an upstairs room of 14'x40' with 8' ceiling for storage of parts, stuff, or whatever. There will be a 12x10 overhead door on the front wall and a 10x10 door on side wall. Planning on a bathroom in the front corner and a 10,000lb lift (eventually).

Will post more pics when the framing begins.

Nice looking project, hemirn. Sounds like it will be big enough to make yourself at home. Just make sure you include a fridge for cold ones in there as well.

Hey Jason, yes it is a B5 blue 2010 SRT8...just turned 15000 miles and love it. The picture needs to be updated. It now has a black six pack hood and hood pins and a resonator delete kit. I'm sure it will fit nicely in the new shop.

Started running the utilities this week...110 feet from garage to the house, and it's all ledge! Slow going to say the least. Luckily I was able to run the sewer, water, and electrical all in the same trench after going through a little red tape with the inspector:bowdown: Because the water and sewer are together I had to sleeve the 1" water line inside of a 2"...same kind of line that the pressurized sewer will run through. I also ran a spare 1" for cable, alarm, etc. The electric conduit is 2" pvc and will feed a 100 amp panel.

Very rough digging...good for me I know someone with a hammer. I guess i should have known when I had the lot surveyed and they could barely pound in the grade stakes.
Lumber gets delivered monday and framing will begin this week.

The trusses got delivered a day after a freak snowstorm we had, so of course the truck could only make it half way up the driveway. Today we got 26 of the 31 trusses up. The first set of trusses were assembled on the ground and lifted up in place as a unit. The ones against the back wall were spaced apart to frame out for the staircase.

It's been a few weeks but we are finally getting the framing wrapped up and got the bathroom drainage layed out. The roofing fabricator came this past weekend and made the roof panels here on site. 20" wide panels 23' long, including ridge cap and all drip edges all fabbed in 2 hours. Today I made the form and frame-cover for the floor drain. Hoping to get the floor poured next week. (running out of nice weather!)

Luckily the weather has been working with us this winter and we were able to get the roofing done. We poured the slab using 23 yds of 4000psi concrete with fiber and now I have moved on to other projects on the inside, like the staircase, installing the doors and laying out the bathroom.

I hung temporary high-bay lights which will eventually be replaced with 8' fluorescents.

I would'nt have been able to do this project if I did'nt work for an excavation company. With the ledge I have here on my lot (southern NH) we had some crazy hammering to do, especially after the 100' utility trench. I got a huge deal on that. With the hole prepped, the foundation and slab was about 7k total...trusses-framing-labor 15k...standing seam roof w-labor 7k...doors and windows 3k...siding 2500 (doing it myself)...still have elec, bathroom, heat, insul. etc to go.

Could you PM or post up the name of the concrete guys you used? I'm in MA but could use a referall. I'm doing a 40x32 so it's a good example.

how much for just the trusses? I plan on doing alll the labor myself I just might purchase the trusses. Also Where did you purchase the trusses and did they put them up or was that at your expense?

I ordered the trusses through Beau-Trusses in NH. 30 attic trusses were about 4500.00 delivered to the site. The company just drops them where you want, they don't put them up. I had my framer put them up with a machine I already had there. Definetly recommend attic trusses for only a few more bucks and adds so much more usable space.

nice build, a few questions...did you do a price comparison with home depot for the trusses and other lumber? also was 14ft room the max width you can get with the 10/12 pitch?

I did'nt check Home Depot but I checked Lowes (closer to home) and the contractor counter, which advertises trusses, took down my info, gave me a rough verbal estimate of $9000 but never called me back. I was'nt impressed. So I went to a popular lumber yard the next town over, I told them the dimensions of the building, told them I wanted a 10-12 pitch, and they walked me through the whole thing with my options, overhangs, room size, etc. The difference between 10-12 and 12-12 was only a few bucks. The attic room could have been up to 16' wide but that would have made the room side walls shorter with more of a 45 deg between wall and ceiling. And the truss would have been 2 piece or "piggyback" requiring the very top peak of truss to be installed separately, also being a little more money.

The 10-12 trusses I got with the 14' wide room were 1 piece with the top being hinged, for transportation reasons, keeping the truss only 10' tall until the hinged piece is stood up and stapled together at the peak. 30 trusses for 40 feet of building, every 16", and sheathed with 1/2" ply. Half the price of Lowes.

I figured the window panels would be best on the top of door, since I can put them anywhere on the door. The 10' door was ordered as a high-lift track so it would be closer to the ceiling when open, but it is still not quite as high as the 12' door, and I would like to get it a few inches higher, so I can have at least 12' clearance from floor to bottom of track. I might be able to angle the horizontal tracks a bit to give it a slight upward angle so that it will be higher in the center of the garage. The tracks still need some adjusting and I have to trim out the outside of the door jambs. I would like to use that composite white trim board (pricey), but I'm having a hard time finding it in 2x6x12' long. I also need the rubber door jamb strips (only can find it in 8'). I am also pricing side mounted door openers (about 300 ea.). I also want to set up the door track angle supports on the ceiling so they will be at the right length when I eventually sheetrock the ceiling. I can temporarilly unbolt them and slide the drywall between them and the strapping. If anyone has any input on any of this that would be cool.

i just finished up and moved into my 30 x 40, i know you'll love yours.

Scirocco 16v !! brings back old memories, 88 16v was one of my first cars, also had a couple first generation sciroccos, wish I had them back, fun!

will do, i meant to ask about the floor drain? is it plumbed into the sewer line or leach into a dry well?

You're not an inspector, are you? ;) By code, the only way I could have a floor drain here is to have a small electric float pump in the bottom of the drain sump and pump it out onto the ground outside through a 1" pipe buried under the slab and coming out the side wall just above the foundation. (Thats the way they said I should do it) :evil: thats my story and I'm stickin to it

I helped my dad put in a floor drain 20+ yrs ago in his garage located not far from you and now its not legal. i will be creative thats for sure. i still want to bring the wife down to see your build to help ease her mind. thanks Drake

I got the siding, windows and doors finished up this fall before the weather got nasty. Right now its 12 degrees outside (inside too). As soon as spring hits I will finish ceiling and walls, etc.

looks great!!! how is the natural lighting upstairs?
It's not that great...there are no windows on the other end, which happens to be the south side. I could cut one in later, it would help with cross-ventilation too, it got warm up there last summer.
