New 4 Car Tandem Build in progress....

Hello again GJ members!

In 2013, my wife and I bought our first house, a 3200sf ranch with a 2 car garage and only 1600sf finished (3b 2 ba and only one living room area). I did my best to make the garage my own space, but it just never worked for what I wanted (more tools, and to be able to park my truck inside.) I made a Garage Gallery a year or two ago on it, but it was nothing special:

Fast Forward to 2017 and things have changed. Our son was born on 10/25/16 and the one guest bedroom became his. Our other bedroom was our office, and we suddenly ran out of room. We started discussing the idea of moving, but we wanted to build as we don't like having to clean up and fix the mistakes of previous home owners. We found a plot in a suburb that was closer to where we both work and chose our model from a semi-custom home builder with an ETA of 8-10 months. As luck would have it, in the same neighborhood they had just framed the exact model we wanted on a plot that was only slightly smaller. We instead chose this model with a finish date expected to be 2-3 months. The model with upgrades that we chose includes:

3100 Finished SF
2 Level Home w/finished basement
4 Car Garage (3 car with tandem bay)
4 Bed, 3.5 Bath
Granite and Hardwoods with upgraded Slate appliances
Large living room area on all three floors
Extra Large Master Suite

Rough plumbing and rough electrical were both started recently. We added a few more outlets, and cable, to the garage as you can never have enough. Since we decided to finish the basement, it stalled progress until they can get a lumber pack dropped off. Once they have the basement at R. Elec and Plumb, then they will continue with the build so they can do it all at once.

Shot of the basement as it stands, we've opted to put a small wetbar down there as well.

This is something I have not seen before: my breaker panel is OUTSIDE of my garage. My google-fu on this shows it being a fairly standard thing, however it really surprised me.


Sorry for the adult language, but this is how our electrician let everyone know that he hit our plumbing with his hole-saw....

Interesting way to do the tandem. I've seen a few listings for houses that advertise a "tandem" setup but have a similar 3-car front elevation... but they never show pictures of the garage.

That layout looks like it's best used for shop space vs. actual car parking. Not that it's a bad idea... I'd love a special/separate 10x20 space just for my toolboxes, etc. and leave the main floor space completely clear just for cars (and work space for the cars).

I agree, I think it lends itself nicely to be used for storage or a shop. I like that I can pull my Tundra into the first foot or so of the tandem bay and not worry about parking perfectly for the garage doors to close.

These tandem garage's are big around here in Colorado.

My panel box is also on the outside of our house. In our old town-home, it was in the garage.

Envious of all the garage space you are going to have.

Looks pretty exciting!

Nice garage!!

I guess I'd want my breakers inside. I'd hate to be flipping breakers on a cold rainy night in the wind, outside. Are you sure that's not just a main panel?

nice space you have there, I have a 3car tandem garage and didn't think I would like it at first but it actually grew on me, I keep my 71 c10 and tools in the back wall, and the park in the front two spaces, I like that the kids never go back there, keeps them away from my truck and tools... lol

Kids.Tools.Truck. Sounds terrifying!

That's a nice garage space to work with - you will love it. I did notice on a rear shot that the elevation has no windows or doors for light except on the far end...I find this unusual.
