New 40X30---in work...suggestions?

So I have a new 40X30 shop that I am squeezing onto my property. I have already had the plans drawn up as far as the structure.

Basically going to be a motorcycle / metal shop (hobbyist on steroids).

What I am looking for is what you would have done differently, while building your shops, if you had it to do all over again.

EX: Tiedowns in the concrete, drains, reinforced footings for I-Beam mounting for gantry system, etc.

I have separate power service being brought in, with 3 phase.

Anyway, you get the idea. What would you do different, if you were at the designing phase?

I'll post up some pics of the plans tomorrow.

Gonna have an 18 foot door in the center, and 2 9 footers on each side of it. With a man door around the corner on the left side.

MY shop is 32X40 with an 8X10 addition on the side for the comperssor, eletrical and some storage. I would have made that much bigger probably 15X10, i would have done two courses of block all the way around instead of having the sill sit right on the slab, I also have a heated floor so I would have made a diagram of where it is, put chain pots in the floor and pads down for a lift at a later date. Also made it bigger because they are never big enough.

Well, the shops a bust. Thanx to the (insert many 4 lettered explatives here) county.

Seems the plans had a 25ft setback from my property line on the road side, that we hadn't noticed until we went to dig the footing. Well as it is, I was trying to shoe horn this thing in. Taking 25ft off the thing takes me from a 40X30 to a 20X30. Not gonna waste my time or money.

Oh well, guess I'll wait out this dip in the housing market til I get back up to market value. (Currently in an upside down mortgage) Then get the hell outta that place into something I can work with.

**** I hate the county and the way they can dictate what I can do with the property that I gotta pay taxes to THEM on!!! And yes, I tried to get a variance. It was declined with the sidebar that I could request a variance mitigation for $1000. WTF!!

Sorry for venting. Frustration ensues!!!!

9 ft wide is a waste. you should consider 10w x 10h as a minimum size and go from there. I have one 10x10, and a full size pick up is a squeeze, a dually nearly impossible. Other door is 12w and 14h and it is much more useful.

There isn't any more can do whatever you want in this country, it's you can ONLY do what we tell you...damn gov has wayyyy to much power. Since the market is down, if you can afford it find a piece of property now during lower demand. Of course after checking the county regs and zoning out.
