New 50x40 build

Finally decided to build a 50x40 Garage (Pole Barn) and will be using Lancaster Pole Barns. I must say, I called quite a few builders for quotes. I was surprised on both ends of the spectrum. Lancaster and Shirk get the best reviews. And to my surprise, Morton and Pioneer were HORRIBLE! I'll answer more if anyone wants to know but major kudos to Lancaster who will be doing the build, and I just hope it continues throughout the whole process (which I'm sure it will).

50'x40'x14'
2 - 12'x12' Doors (Residential Style)
7 - 18"x42" Fixed Windows
24" Spaced Trusses
Green Wrap on Posts
Stone Veneer on Front/Partial Side to match house (48" up)
Fiberglass Insulation (Paper backed) on walls/Ceiling

Also doing Radiant Heat under the slab and 2" Foam under/around slab and Sheetrock.

Now to just get my town to sign off on the permits and we're set to start July 10th.

Thanks for all the help so far! I'm sure I'll have many more questions!

Why not post some details so everyone can learn rather than just saying Company X ***** and Company Y is the greatest.

Just pointing out you haven't built anything yet. Far greater suckitude can be earned during the actual construction process than anything with quoting or sketches in my opinion...

Sorry to here that you had a bad experience with Pioneer, they built my 30x40 pole barn and had a great experience with them. Good luck with your project.

Morton is a huge company and i don't knw their range (coast to coast? Anyone clarify?) So i wonder if your area is a part of it. I know around here in southern nebraska they tend to do a good job as far as I've heard.

Not relevent but my dad's 60x80 ft morton pole buiilding was built to great standards and has lasted amazing considering its gonna be 50 years old soon. Which is why its not relevent as anybody 50 years ago building that one isn't now.

To clarify as requested, both Morton and Pioneer built structures for friends of mine. They both came highly recommended. Their structures also look like they were well built so I'm not knocking their build process or finished product. Their sales persons were the issue. Maybe they were too busy, maybe they don't need work, not sure. The proposal process with them was more than frustrating.

I set out looking to build the above specifications and was specific as to the goals for the build. Pioneer was friendly upon first contact but the saleswoman took 2 weeks to E-mail me a quote back (which I was ok with) and had everything wrong on it. I replied to her E-mail again with the specifications I was looking for and she apologized and said she would quickly send a new proposal back with what I wanted. Again it was wrong. After two more times receiving proposals that were incorrect, I gave up on them. I then received an E-mail from a "Sales Office Assistant" following up on the "quote that Pioneer had sent me" and to see if they could earn my business. I was going to just ignore the E-mail but figured what the heck and E-mailed back. I told her that I was disappointed with the proposals not being accurate with the options I requested and she kept me on an E-mail chain with the saleswoman who again vowed to make it all correct. I thought she had a few bad days and it would now be fixed. Wrong. After this final attempt I gave up on Pioneer.

Then came Morton. I know Morton's build quality and I know their reputation. I was expecting a higher price from them and was ok with it. (Eventually I didn't choose the lowest bid anyway!). Just getting the proposal back was like pulling teeth. The local "Manager" was "busy" and had a 2-3 week lead time. I waited. Eventually I never heard back. I called and left a message, no response. I then called the main 1-800 number and they were going to make contact with him. He still took a few days to reply and when he did, he did not specify half of the options that I requested. I e-mailed him back asking if he could please send me the proposal with the options as requested. He replied "Thank you for your reply, I will review and try to get something together by week-end. I am on the road today and much of tomorrow and this will take a few hours to provide the break down as requested." That E-mail was 3/22/17. Still no response. I gave up on them too.

Lancaster was great through the whole proposal process and came highly recommended through members here who I spoke with. Shirk was also great and came highly recommended as well. Lancaster went above and beyond and although as previously mentioned, was not the cheapest, I felt most comfortable with them and look forward to this build.

Hopefully my positive expectations for the build are met and I will soon be posting the progress pictures!
