Greetings,

I’m a new member here. I’ve been scouring the internet for thoughts and ideas and I stumbled across this forum! I’m excited.

I’m in the process of designing my project. I’m going to knock down my current small two car, add a mud room, and build a longer wider three car.

I have a BendPak mid rise Scissor lift picked out, potentially a hydronic heated floor, of course painted floors, hopefully 10 ft ceilings, and a floor drain.

I can’t wait to dig into this site for ideas.

Welcome! Congratulations on your new garage, & thanks for the challenge. It'll probably take a little ingenuity for us to triple the price of a nice shop like that......:shocking::thumbup:

Welcome. You can read for hours into the night, if looking for recommendations here. Generally, floor drains cannot be tied into sewer or septic systems. Plan for where you want to dump that water. If you are going to add a lift with in floor heating, plan the lift layout well before anything else. The lift points on your vehicles will determine how much room you have to have and still have clearance to get around the car. Once you know exactly where the lift is going, then you can plan hydronic layout. Consider recessing the lift in the floor also. It's a nice touch, if you plan ahead, and you can beef up the concrete under the lift.

I would skip the drain. It needs to have the floors all sloped down at least a little for it to be very efficient. I for one want flat and level floors.

I did the same but instead of knocking down my attached 2 car (well...built into the house), I went the other way and added a 32x28 x12 with a second floor about the garage, and this new garage was added via a new mudroom. It's very nice having it attached....no need to go outside to get to it AND it was pretty easy adding water and drain lines to the new garage.
