New build in NJ

I'm glad I found this forum, great information. I will be building a 2 car attached with apartment this summer. Check out the plans. I am putting in the zoning permit Monday and I am currently looking for someone to draft plans. Next step will be to price out foundation install. I'll make a progress thread once I get further along.

Good eye! I pieced that floor plan together on mspaint using stock plans I found online. Zoning just wanted an idea of what things would look like. They were more concerned with the survey which is professional prepared. The garage portion will be 30x30 top floor about 30x36, foyer about 18x10.

How do you guys find your drafters? or are you going to licensed architects?

Nice, north or south? Actually, my old man had a body shop called capri auto back in the day. I have all the tools in my basement waiting for a space for them.

Looks like we have lots of NJ people here. Great to see!

Zoning application went in today. Should have an answer within 10 days. I planned things out in a way where I wouldn't have to request a variance, so hopefully they don't give me a hard time. I'm zoned two family so the additional dwelling unit shouldn't be an issue. Will start a new build thread once permit is in. I'm going to need a lot of advice....
