New Build... Need Ideas/Advice

Plan to build a 30X40 this spring and looking for any advice/lessons learned.
Garage will be used for storing a boat and 2 corvettes. One of the vettes will get a body off restoration in the future.
Plans include:
Insulated walls, ceiling and doors
Floor heat
Floor drain
2 post lift

What would you add or do differently if you were just planning your build?

what type, pole,stick,steel? Make it tall enough and put in a electrical service that will allow you to expand. exhaust fans are nice too

Deed restrictions require a stick built building. Planning for a 12 foot ceiling. Exhaust fans make sense. Plan to have a 200 amp service as I will have a welder.

Maybe think about spray foam insulation i just looked at a shop that it was done definitely worth the money. It makes the building super tight.
