I am having a 28 by 24 garage built with a loft. It will be 28 by 24 feet with an upstairs loft. The roof pitch will have a 12 by 12 pitch. There will 2 dormers on the front with 2 9X7 doors and a side access door. I will also be putting in a bathroom. The garage will set at to low of an elevation behind our house, so I will have to put in a pump for the sewer line. The contractor is doing the concrete and framing along with the electrical and I will have a professional do the plumbing. I will pour the concrete approach and insulate and finish the interior. Any suggestions on how I insulate this? I have never done insulation. How do I insulate the loft as compared to the main floor? Do I insulate the ceiling of the main floor? I live in illinois, so it gets cold here. I do not plan on heating it right away until money allows. I will have to winterize the plumbing for the next year or so until I start heating it. This is all new to me, so any suggestions or help would be appreciated. Here is a rough picture of the finished project and a few pictures of the start of the project. I am a little confused on how and when the plumbing is going in. The contrator and the plumber are not working real well together. Neither seem to like how the other is progressing or doing the job. I think they are both just a little territorial.
I am not planning on parking any cars in here. This will be more for storage, workshop and man cave. Any thoughts or suggestion would be appreciated.
