Since we are getting closer to this being a reality I wanted to get some input. At this time we have a quote for a 30x56x14 building. 30' was about as wide as we could go, I might be able to fit another foot or 2' in width and I could add to the length, but want to keep the cost reasonable.
This will replace an old 19x22 detached garage.
They will be using 3 ply laminated 2x6 posts with sleeves, 8' on center 4/12 trusses 48" on center vented ridge and 12" vented side over hangs.
2x4 roof purlins and wall girts, 2x6 grade boards.
One man door and 5 windows. I have also quoted a 20x12 insulated door, I will be backing in a boat and possibly a travel trailer if we go back to owning one and wanted plenty of width to make it easy to back in. I also didn't want the narrow spaces by going with 2 separate 12' wide doors on the 30' end wall.
They will install the metal ceiling and have R38 blown insulation, the side walls will be wrapped and have 2" closed cell foam.
It will have a 4" fiber reinforced concrete floor sawcut, sealed with visqueen underneath after the site is filled, leveled and compacted. there is about a 1-2 foot drop in the back third of the site.
I plan on finishing the interior walls after I have the electricity ran. My plan is to use 4x8 wood on the bottom and possibly metal on the top 6" depending on the prices when I get to that point.
I have 15 LED deformable lights I plan on using in 3 rows of 5 on separate switches. I have a 8 year old 100,000 BTU 2 stage furnace that was given to me to heat with. I just need it to be converted back to natural gas from LP.
We recently talked about a mezzanine in part of the back of the building for extra storage, so I have debated in maybe going with 16' walls but I am not sure if the extra expense is worth it. That would open the option of a 14' door and the option of a 5th wheel camper if we wanted to go that route.
The main use will be workspace, truck, boat, utv, RV storage along with other common stuff. We have an attached 2 car garage also.
The building will be started late in April/May. I am located in north central Indiana.

What else do I need to plan for or worry about. Any input or critique is welcomed.
Pictures will follow as we begin.
Thanks in advance for your input.
Mike

I would get the shell built as big as you want, can afford or think you will need first. Get that out of the way and worry about the other stuff later.

It's cheaper to get the extra size now rather than to add on later.

If you are even thinking about a mezz design it into the building from the start. Both of my buildings I did this and it saved a lot of headaches trying to design and install it later. You don't have to put the mezz in at the initial build but if planned for then you have the posts and footings in place for later completion. On my first building I had a stepped roof. Ten foot high wall for the first 24' and then a 14' wall on the last 12 feet. It worked well for the area and land I was on. My current building I went with 14' the whole building. You can see the build below.

Now that we are getting close to demo and the start of the new building, we have decided to go with a 36x64x14 building with 5 windows (two on the sides and one on the back wall. We are going with two 12x12 insulated doors with a row of windows in each door.
I took some photos of the current garage that will be replaced. I have started to empty everything out of the garage and load the trailer. I plan to remove the door and opener to give to my neighbor, I am also removing all of the OSB interior wall sheeting and the metal roof to lower the cost of the demo and use for latter projects and cover wood stacks.
The new building will be almost the width of the pavement and length wise it will be in the area of the white flag on the right of the photo.
Mid April for demo and the first week of May for the start of building.

#1 There is a law of nature. "No matter how big you build a building, you will fill it up."
#2 If you can afford to increase the overhangs on the side and the gable ends to at least 2', if not more do it. With the height you are proposing for your building, not only will it look balanced, it will more importantly, help preserve your structure.
#3 Plan on how to handle your runoff from gutters. A roof of that size will catch a good bit of water.
#4 Most importantly...Congratulations . Sounds like a very nice building.

We have 1' vented overhangs on the eaves, I will check the cost for 2' gable and eaves to see where we would be at.
Thank you.

Today was demo day and tomorrow they will prep the base. Thursday is the scheduled start day. There was some pretty thick concrete, some of it 20"+ and a 4x4x4' concrete antenna tower base that was covered with dirt behind the old garage that was a suprise.20220426_064651.jpg20220426_064439.jpg20220426_141847.jpg

Monday they finished the outside and I was able to run wires for the lights and door openers. Tuesday morning they finished with the ceiling. It took about 20 hours total. The crew that built it was great, like a well oiled machine. Very impressed.20220503_103043.jpg20220502_183319.jpg20220502_183254.jpg20220502_183230.jpg

Its been slow due to all the rain we have gotten but the concrete was poured and sealed Friday, cut Saturday and the approach was poured Monday. Spray foam started today and they will finish tomorrow. Friday the doors will be up. I will hang the lights and breaker panel Saturday. Next week the attic insulation will be blown in.20220615_145523.jpg20220615_145540.jpg

Are you spraying the roof deck or insulating the attic floor? Looks great so far..

Haven't seen a slab poured "after" the building.. that's new to me.
