New construction 1100 sq ft garage flooring options

Have 1100 sq ft garage with concrete floor.

Looking for options for form/function both but not crazy cost. Essentially most cost effective longest lasting solution that preserves the look for decades.

what are approx costs per sq ft for below concrete finishings? Of course needs to be water/moisture sealed.

1. polished concrete, different levels?
2. epoxy types
3. Tiles

House is modern contemporary so simpler look is better.

What are you going to be doing in this shop? Is it going to be a working shop or more for storage and display?

I’ve got a 1000 sq ft garage, and RaceDeck FreeFlow tiles were $3,000. Much cheaper than a high quality coating and I’m very happy with the results.

I've never understood how these floors get cleaned. I am messy in my garage.

What happens when I flush a radiator and get coolant everywhere or how about the other day I was carrying groceries in and smashed a gallon jar of pickles everywhere. Would that just sit under the matts and mold? Can you pressure wash it out?

Yes, very easy to hit the floor with a pressure washer or even pull out a whole section of needed.

I predicted my hard-usage would not play nice with any flooring or coating. I was right... I have scrapes and gouges in the concrete from moving equipment and dropping heavy parts. Its a power-troweled finish.

Expectation management....nothing you do is going to preserve anything for 'decades'. Coatings wear off. Sounds like you'd be a good candidate for a densifier followed by an sealant topcoat that can be applied by a pump sprayer. Still expect to renew the sealant every 3-5 years depending on usage.

Anyone who promises decades of maintenance-free enjoyment is, not someone I would do business with.

Free-flow tiles are a great option. I would also check out the TrueLock Ribbed Flow THrough tiles.
Full broadcast coating system will be harder to install but seamless. You will need to apply a fresh coat of clear at some point, depending on use.

Stay away from
PVC tiles
mats & rolls
cheap coatings

One other option would be to put a couple of coats of clear polyurea down.

A coating system (epoxy or polyaspartic) would be in the middle price range but not as thick as tiles.

A sealer system like Ballistix or Coval, would be least expensive, but thinnest and hence give the least protection against chipping and damage.

All-in (inc. EQ rental and sundry items) our solid color, 100% solids, 3 Layer epoxy system would run you about $2.60 psf. for 1,100sf. All you'd need to add is the cost of pizza and beer.... :beer:

As far as longevity goes, I've been associated with Wolverine Coatings since 2008 and can say that a properly applied system will last you at least 16 years and I expect many, many more than that.
