ahhhhh I see under closer scritiny of the instant replay system...my stupidity has come clean and i have noticed the pics I confused were taken from the center of garage looking back at the 2 different ends...

I concede.... my error.........still a damn nice garage either way!

I'm flattered by the comparison! Also envious that in NH he got a reasonable roof pitch approved. I'm still irritated at my @#%&* zoning board every time I'm up in the loft...

I hear you there, my loft is about 5' high...good enough for some storage but not comfy by any means.

Nice garage. I lived in Dover for 20 years. I now reside in Barrington. Check out my garage, it's buried on page 19 now.
You do have some great friends. I'm a former contractor, I had two of my employees come over for a week to help me frame and roof my garage. Plus some involuntary labor from my wife and two sons:lol:
I also started mine in late November and wanted to get a roof on before snow. Didn't happen, had to shovel 18" of it out of my shop area.

Man how times have changed. When I started in construction in 1984 we didn't even have nail guns. Now guys are buying Lulls when they are just starting out.

Small world. I guarantee we know some of the same people. I lived in Dover all my life. I graduated in 87. We just moved to Barrington three years ago, but my wife and I still work in Dover and our families live there. What year did you graduate? I still rent a garage in Dover near the high school until my shop is done. Like I said, I guarantee our paths have crossed.

I took out a loan for $24000 to get started, the rest came out of pocket.
Dirt work and concrete $12000
materials $12000
My buddy told me about $7000 in labor, but I think that's really on the low side, I'd plan on $10000 to $12000 for labor. $10000 for materials covers just about everything short of electrical. I got a quote from a friend for materials and that alone will run me $1600 with his heavy discount. If you have to pay an electrician to supply materials and labor, I can see that easily running into $5000.

So in all, I'll have pretty close to $40000 into it with no labor.

Yep, small world. So you actually live in Barrington? That means you are dealing with "The King" Ted Buczek the building inspector, actually I get along real well with Ted. I live on the back side of Winkley Pond which is on rte.125 across from Beauty Hill Road. There is another Barrington member on this board, ddjeep, he lives on Hall Road.
I graduated in 1976, so I'm pretty old. I've built a lot of houses in Barrington and Dover including a 34 unit condo project on Sixth St. in Dover. Since I never advertised I doubt your builder friends would know me. Looks like your buddies are doing a real nice job on your garage. I'll have to swing by sometime and give you a list of mistakes I made on my garage so you might avoid a few.

Yeah, I'm friends with Dan. I went and checked out his pole barn before I started my garage. I live on Cate road off of Malego, maybe two miles from you. That garage of yours is the nuts. I'd apreciate your input so feel free to stop by. I'm already finding things I did wrong. There is a guy that builds race cars somewhere up by you if I'm not mistaken. I'm a welder/fabricator and I have a lot of handy stuff like a JD model 2 tube bender if you need any help with anything. I'm building a pro street big block Camaro on the cheap, but I mostly build 4x4's.

The guy that builds race cars is Bobby Gahan. He's my next door neighbor. I actually bought a welder last year and still haven't even set it up. Maybe you can point me in the right direction and give me some welding tips.:thumbup:

From my board name you can probably assume I like Dodge Chargers. I have a 72 Charger that is my weekend driver in the summer and a 71 Charger SE I'm restoring. Unfortunately my oldest son's college tuition is sucking the life out of my charger funds, so I don't get to play in my garage as often as I'd like.

Well, the roof is done and the snow pack inside is melting nicely. Oh, and we got the windows in too. Hopfully I can get the floor in around the end of March.

Yeah, I'm over that. Now that things are getting close to finish, there is no more being patient. I am running out of money, but have no problem putting myself in the big hole. Meaning, I was in the hole, but now I'm ready to get really in the hole. :thumbup:

You don't know Kevin Sylvain by any chance? A couple of years ago he was telling me about someone from Dover who was into 4-wheeling and had some benders, migs etc... I'm curious if it was you he was talking about.

I'm amazed at how many local people there are on this board. I believe Adam did Graduate from Spaulding. I also have a cousin, Paul Burgess, who grew up by the dam on Bow lake, and lives on the other side of the lake now. He had Mike Whitcher build him a garage a couple of years ago.

I don't remember names very well, but I have had a shop in Dover Called Way Off Road Fabrication & Design in Dover for several years now.

So how did you pull off having a drain in your garage? Do you have a septic system, tap into your house septic system, or just dump it into your back yard?

I am good friends with Paul, Mike Whitcher, Mike Thivierge, we all have boats on Bow Lake and we often tie up in the summer and let the kids jump in and have a blast. Small world applies here! LMAO

As for the urinal and sink, you are not dealing with any solids so I've got a small holding tank with a small pump which pumps the "effluent" to the inlet side of my septic tank. My house is gravity fed into the tank but the outlet elevation of my shop is lower than my main septic tank.
Very easy to do, at a minimum to prepare for it down the road you need to have a little plumbing roughed to the outside, before you pour the floor ( you can always come back and put the small tank and pump in later ) and you need to provide for the wiring for the pump.

Feel free to ask any questions or take a ride over and take a look at my shop. I have 6 switches controlling 8' twin T8 lighting fixtures. I can put as much light as I need where I need it. Simple to do before the wallboard goes up. Good luck

Bryan, I read thru some of your older posts (I was absent from this site for a bit). Noticed you were looking at a Hot Dawg. I have a 75k BTU Hot Dawg in my garage. If you haven't bought a heater yet swing by and check it out.
The rte. 202 area is one of my favorite cruising spots with my Charger's, I'll have to stop by this summer and have a :beer:

I stopped by Jerry Burke's shop (on province rd) for the first time yesterday. Man is that place clean. And what an excellent use of space (40x40). If you haven't been there, you should stop by. He runs a legitamate business out of there. He should have his shop on here.

I dug out two 4'x4' squares for where the lift is gonna go, and stuck some 1/4" 3"x3" mesh that I had kicking around in the holes. I know I probably don't need them, but I figure it can't hurt. The pits are 8" deep so the floor will be 12" deep where the lift goes.

Looks nice!

Make sure to pressure test the pex AND leave the gauge on while it is being poured. Nothing will bum you out more than having water bubble to the surface of your floor if you have a pinhole in the tubing.

Oh and don't be alarmed when the pressure rises when they pour, the heat being generated from the crete will show up on the gauge.

I've read somewhere that you should route the pex around the pad for your lift, so you don't risk holes in the tube when drilling for the lift mounts.

All I have to do is make sure I don't go more than 10" deep with the drill. The pex tube is 12" deep. I don't think that will be a problem.

I'll share a couple of things that made the pex tube go a lot smoother.

1.Laying out how you want to run your tube on paper first way before you even order your tube. I did mine in MS Paint.

2. I bought my insultarp from a manufacturer who cuts it to fit your footprint. This was a lot easier than trying to lay it out and cut it to fit from odd number of ft rolls.
3. I bought staples to attach the pex to the insultarp, and borrowed a stapler from the company I bought the pex from that you use standing up. This made it a very easy two man operation.
4. I laid out the pattern on the insultarp using 10" strips of masking tape at each end and in the middle.

I even had trouble getting my dad to make the drive over and help on the weekends. My wife did more work than anyone else combined, and she's got two left thumbs....

I just picked the really hard jobs that would require a buddies help, and made sure I did a ton of favors beforehand. This was really hard for me because I''m also one of those guys who would show up at the drop of a hat to help with anything, use my tools, materials, etc. to help you get the job done.

Could it be an area thing, I'm from the northeast (CT) originally....

Keep up the good work....and if you were closer, I would do the electrical for you....it's not hard.....for the price of a beer or two....

I'm not scared of the electrical at all. I have all the boxes mounted , the holes drilled, and I bought all the wire. As soon as the floor is poured, I'll run the wire. Hopefully I'll be able to afford fixtures by then.

How long ago did you live in CT? I used to be active in Yankee Toys and I still have a 88 FJ66 in a basement that I intend to do a 6.2 diesel swap in. I have all the parts, I just need to finish my shop so I have the fascilities to work with.

I grew up in CT. Graduated from HS in 1992. Left shortly thereafter. Owned a sweet 78FJ40 (hence my name) from when I was 16. Sold it when I moved from AZ to Virginia. Missing it every day since.

I must of misunderstood a previous post about electrical work and the costs/etc.

You should make it down to my clubs annual trail ride (was at Paragon) at Rausch Creek in October.

I also have a project fj60 I have been waiting to do. I would be interested seeing this 6.2 swap. Too bad you're so far away.....

I currently have a 24x20 garage that I would like to blow out to a 24x44 and put a couple rooms upstairs.. But, I also want 12' celings on the first floor lifts.. Im a car guy, but this garage I have now is way to small!!! I am closing on a equitly loan tomorrow, then I have to get started with plans, permit, contractors etc... Its all new to me so I may be asking for some advice! If you guys have any recommendations on people to use (site work, framing etc) lets hear them!

Yeah, I grew up in Dover, so If you need anything, let me know. I Used Mark Wentworth for the site work 742-2890, and I highly recommend him. he's not the cheapest, but he's reasonable and he's very good. He's also very prompt. If he says he will be there tomorrow at 7:00, you can set your clock by him. Also the guy that did my framing is Adam Fortin 674-0788. He is a close friend, but you will not find anyone more top notch. He's a real stand up guy. You can come by and check out my shop any time. I also went to school with the electrical inspector. :thumbup:

Yeah, that makes two of us. I'm hoping it will be finished enough to start moving in by December. I'm broke, and I'm doing things as money comes in. Unfortunately, that isn't happening right now.
