New construction cost lists?

I am in the process of building a shop for my business in WV and am looking for some info. I need to put together a list with cost estimates for the bank loan. I have an idea on some of the items and cost but wondered if there is a website or somewhere to find some info. I understand that it is all just estimates for this. I am more interested in a breakdown of all of the items that would be included in the construction. For example , running electric for every foot run. plumbing work, concrete, heat and anything else that is going to be needed in the process. Thanks for any input. Just for info I have 14 acres and will be doing about 5000 sq ft pole barn most likely.

I would just price it on a square footage basis. I'd stick $30 on it to start and go from there, although I think that also coming up short on your funding is going to be problematic.

It could go higher or lower depending on if its a non electrified shed to store mowers (etc) or if you have people actively working there who need HVAC, lighting, restroom, parking lot, and break room facilities.

Alternatively you could make a basic sketch and a list of features and get some ballpark estimates to help firm up the numbers you need.

having it put up but will try and tackle some of the finish work myself. I might do the electric insides and build out for bath, office etc.

If you're having it built, then get estimates for the work to be done. Ask for estimates turn key and for the shell /amenities separate.

The bank needs a breakdown of each item and the cost I think for the loan. For example grading $5000, electric $3000 etc. I also would like this for a budget on what it is going to cost and if I need to make changes or not.

I would like a list of everything that I will need to do or have done. I am not a builder so with a list I can get prices for everything. I have a rough idea but I am sure that I would be missing a few things that need to be included in the cost and build.

I am just responding mostly to say I understand what you're talking about. At work, I have this done by contractor engineers, and so I know what it's like.

I think, based on how it's done, I would get some quotes. Make the whole building one quoted line item, and the concrete also one quoted line item from a couple of guys interested in doing the work. That way, you'll get most of it right. If you develop your own guesswork for interior finishing and utilities, you won't be all that far off, seriously. You can guess the cost of wiring it on your own and you'll be close enough.

If you make a materials list for the building, you could price that out and then double it to cover the labor. That might be wrong, but at least it's defensible.

Will this be a "loans in process" type of loan for you to make several draws when each task is completed ?

When I built the house garage, reroofed the house, siding and windows, I turned in the receipts for a draw to pay the bills.

If you have contractors complete the tasks, they should submit a bill to you, you submit to bank, they inspect and cut the check to you or contractor.

You will need to get all the estimates from the various trades, total them and submit to your lending facility. In doing this, you will be the general contractor, hiring the trades people and overseeing the project.

If you can't or don't want to, you'll need to find a general contractor to do it for you, which will in turn increase the cost of your project. The other option is to find a builder that will do it all or contract out the job.

You can try Fuog in Purcellville. They're turn-key and have a decent reputation.

When you get your final numbers compiled you will need to apply Newtons universal law of construction to it which is everything costs twice as much as you think and takes three times as long.

And if you get a budget number say for concrete and the contractor says for example between $7500 to $8500 guaranteed its going to be $8500 +

How do I know you ask? Because I am in construction.

AFAIK, they will tackle anything. But they aren't cheap.

They've put up a couple of large equestrian buildings on a nearby property. Turn key. Not as deluxe as King Construction out of PA, but definitely nicer than most.

Costs nothing to speak with them.

Thanks I have some Prices from a few pole barn builders so far. Big thing now is for me to try and figure out all other costs to complete the whole project from start to finish.

Not prices of course, but a professional format that your lender will accept. In OK, our bids for county or city building projects are printed in local newspapers and can be accessed there. Or, a call to a county commissioner would provide the info on where to view.
