New construction townhouse 20x20 double

The Past:
In 2013 at the age of 26, I was fortunate enough to find and buy a townhome with a two car garage and while I had been lurking on this site from before then, most of my funds went into the house itself. I did replace the wood garage door with a more modern, insulated rollup and added added a LiftMaster 8500 (not 100% by choice). The floor had what looked to be a DIY epoxy finish that was peeling and while I had plans for RaceDeck, I never got around to it. Three years later, I sold the place and moved back home.

The Present:
This past year, I was lucky enough to meet an amazing girl who's in a similar situation to myself and we decided to start looking for a place of our own. Living in LA, homes are expensive! Especially if we want to stay close to our jobs and family. I would have liked a detached house with a two car garage and driveway as we have three vehicles among us, with me planning to add more in the future, but that was just out of our price range. We considered a fixer upper, but that would have left us with minimal funds to actually fix anything. While coming back from looking at some newer townhomes a little north of where we wanted to be (we didn't love them), we saw some new construction off the side of the freeway. Well a few weeks later, I had signed a contract on a NEW ~1700 sq ft, 3 bed, 2.5 bath townhome! Probably the coolest part is that the front of our unit faces a really nice park. We can walk right out to it! Oh, yeah! The garage! It's a 20x20 with 9 foot ceilings and there's a driveway! I'm honestly surprised we were able to find something like this in our price range close to where we wanted to be! I guess good things come to those who wait, right? :eyecrazy:

The Future:
We don't have basements in California, so primarily we'll need to be able to store things without reducing usability (parking two cars) and having it look like clutter. Secondarily, I'd love to be able to work on cars and have a workspace for side projects. Seeing some of the work of other users has inspired me to attempt to build cabinets and a bookcase for the room we're calling a library! Although I'd love some kind of lift, the low ceiling and the fact that I can't drill into the slab makes that a tough plan. Flooring, paint and lighting are on the list with me leaning towards RaceDeck. I loved my LiftMaster 8500 and plan to add one as that would free up some horizontal space. Our unit should be done around the end of May or June so updates will be slow until then. Looking forward to sharing my progress with all of you!

Here's the floor plan of the first floor. The bump-out on the right is for the trash cans. The power panel will be on the wall next to the door to the house. A tankless water heater will be on the left wall toward the front of the garage.

The exterior of the garage should look similar to this when finished. Our building has a different style exterior, but that's just paint and styling.

Our unit as of yesterday. The small "doorway" on the right is actually a storage area under the stairs. I'm thinking maybe a small compressor could live in there.

Nothing too exciting to report other than we'll hopefully be moved in within two months. The plan is still for RaceDeck and a NewEdge cabinet setup, probably on the left where there's more room for it.

I swear I had updated this when we closed, but I guess not!

We ended up closing in July and the first thing I did, before we moved all of our junk, was seal the concrete with Concrete Sealers PS101. Based on the square footage I should have needed 2 gallons, but ended up using only 3/4ths of a gallon. The construction guys didn't leave the concrete in perfect condition, but I cleaned it as best I could with Simple Green and it seems to be doing fine with slowing absorption of liquids. I love how liquids bead up and then I can just use a squeegee to pull it to the driveway.

Shortly after moving we found that this area has hard water so we signed with a water softener company (their sales lady has signed up most of the community!) to swap a tank every two weeks. The install was free and I was really impressed with the installer's pipe work. I have plans to paint this at some point.

I had a friend help me organize my last garage with Costco tubs and racks so it was super easy to bring everything over. Here's the garage shortly after moving in most of my stuff with a space for the girlfriend's car.

We've been busy with projects around the house so not much has happened since then, but my girlfriend wanted to get all of our (her!) holiday decorations out of the way so she bought two SafeRacks overhead storage racks from Costco (her birthday present to me haha). They only sent the hardware for one rack, but her dad came over to help install it while we wait for the missing pieces.

I'll certainly give you kudos for thinking about the storage options right up front. The oft repeated behavior is dump everything in the garage in a hurried move in and then attempt to dig out down the road.

Also nice to move into a new place without having to start remodel projects. Usually a few punch list items but nothing like fixing an older place.

Congrats. I too moved into a new construction, 2 car garage, townhome in October of 2018. Like you im looking for storage and flooring options and also want to be efficient with space. I also plan to lay down a sealer as soon as it warms up around here in Maryland, the PS101 from Amazon is probably what im getting. Also thinking about Race Deck.
