New Guy here and I just found this resource. I am having a 38'x 26' garage 2 level office constructed (we just broke ground). The 2 bays will be 24' x 24' with min 11ft ceiling that slopes up. Areas I am rethinking, design has a single door at 16x9, I am rethinking either 2 8x8 or 9x8 door. Floor finish, I am thinking polished, the concrete finisher has an upcharge and I am good with that, any thoughts on better finished. I am looking a 4 post lift and scissor lift or 2 4 posters? with 2 doors the 2 four posters would be easier to use and could be placed closer to the doors.

Most people will probably say a larger single door gives you more flexibility for moving cars or other equipment in and out, but if you have two 4 post lifts set in front of the garage entrance, two single doors works just as well. As for the type of lift, it depends on how you plan on using them. Four post lifts are best for storage and are easy to get a car on and off, two post lifts are usually better for maintenance since the wheels are off the ground and you have better access to the suspension. (you can get bridge jacks for most four post lifts that can be used to jack up one end of the car or other off the ramps, but of course they add cost.) I think a scissor lift will limit access to the underside of the car, but they're okay for working on the wheels and brakes.

Thanks for your reply, I will use the storage under the one and possibly the second 4 post lift the scissor lift would just be for wheels/tires/suspension work. I think I will go with two lifts and the two door and gain a little width.

any recommendations on places to purchase garage doors?

Not knowing where you are doesn't help much.
That said, I bought mine from my nearest local Clopay dealer. I bought Clopay Coachman series doors, the thickest insulated ones, with openers and installation, for about a hundred more than just the doors from the big box or online.

Just type where to buy garage doors (my location). Assuming you're in the US there are many local suppliers. Personally, I got my doors from the local dealer for Overhead Door Company, but that's just one manufacturer. Big box stores like Lowes and Home Depot sell them too.

If your garage space is only 24x24, you may want to start looking at the overall width of the lifts. You may be cutting it close if you're planning on the lifts side by side.

I have purchased a few garage doors, over the years of managing, investing and owning a few rental houses. My most recent purchase was a Steel Lined Insulated Copay Door.
I have quit looking for a better door, I am very pleased with the Steel Lined Insulated Copay Door. The garage with that very quiet door is also the most comfortable.

Thanks for the direction, I am in the Seattle area and close to Puget Sound. So temps are really moderate, construction costs are not. I was quoted $450 to $700 /sqft finished. So I am working with a GC as PM and expect to come in about $250/sqft finished, including the office space. The office will be built out two story, full bath and kitchenette. It will double as a mancave / 2nd guest room on the second floor. I would have liked to go larger on the garage space but have some construction limitations due to local stupid code.

I will check out the Copay and the tile thread as that is something I would never have considered an option.

I agree with Nutts side by side 4 posters will be close to each other.
