New floor guidance request

Moving into a new house (new construction) in a couple of weeks. I'd like to do something to the floor before I move in both for stain resistance, and a nicer workspace.

Here are some details:
-About 650 sq feet new slab.
-Located in Dallas area
-Will be for mixed use. Parking, vehicle maintenance (so fluid resistance), light fab (grinding, TIG welding).
-Looking for a white, or very light finish.
-Non-skid is needed.

Selection criteria:
-Budget is a concern.
-I'll have somewhat limited time between taking possession and moving in, so max 3-4 days to finish (and be ready for foot traffic).

I'm leaning towards a stain/sealer system, but would appreciate any guidance.

If you like white, our Nohr-S is available in white. Two or three coats can be applied in one day and you can return to FULL service in 3.

We have some other options that come in around 1.00 psqft , in white too.

Acid stain with our new clear sealer which adds a decent level of gloss and great protection would be a good way to go. Rust Bullet is another affordable option.

Both of these options require minimal prep. We always suggest talking to your concrete people and making sure a cure n seal was not used,
