Somehow, I figured joining would be further confirmation of being ready to get moving.
For a rather lengthy background!

Almost 3 years ago, I purchased 11 acres out in the country. I had grown up a suburban boy, but had always loved being more remote. At the time I was in the midst of fixing up my old house in the suburbs for sale. Several months later, it went on the market - and as luck would have it, sold with in 5 days at list price.

And so it began, we found a temporary home while I got things settled with a builder. Because of my lack of experience we used a larger build on your lot builder, but this meant using their plans. And while flexible, large additions were a big cost, and the 19x20 space for the garage was never going to cut it, and I wanted a large dining room to host my 9 siblings (and spouses and children) and parents. So the space was re-purposed and build to be a dining room. The further save on money which was limited, I did the septic myself, and did the plumbing for the well. Mind you, my DIY experience, and ability was nearly non existent prior to fixing up my old house.

So my next great idea: I'll build on the desired attached garage MYSELF!! Frankly, I didn't have the money to get it built the way I wanted. After over a year, I finally got the ball rolling, but was off to a bumpy start with the footer needing some correction which took considerable time. Built a floor for some add on living space, and started framing walls on that surface planning to do the slab later.

Early summer of last year, as I was working away on the walls, I get a call that my parents and sister (+ husband and children) were in a bad accident while traveling abroad, but they are otherwise ok. However, my mother's ribs were cracked perforating her spleen. As they went to operate they found they had missed that it also perforated her intestines. The next day she was in critical condition, and 2 days later she passed. In my anxiety, I failed to properly secure my newly erected walls. The day of her passing, a huge gust of wind came and blew down an entire section of the walls. The project came to a halt, especially as promises of help were soon retracted.

Last year sucked - my wife and I lost a baby while in her second term, a best friend was arrested and blasted all over the news, I lost my mother, and 2 weeks later, her mother.

So, here I am, ready to get this show back on the road! Ready to find a home for all of the currently homeless outdoor equipment. And, hopefully make the winter less brutal.

The plan: a 42x26 addition to the house, consisting of 12x26 living space, and 30x26 garage. So far, this site has been wonderful in helping me figure out a lot of details. So I will be using it some more!

I gathered! I am up in Mount Vernon.

I actually am also planning a detached garage in a couple years. But for now the focus is ALL on the attached garage. Not having a garage these passed 2 winters has been quite brutal.

also if you can post up a few pictures of your addition even though it's barely started maybe we can help with a few tips or links to have you look at. or at least you'll know how to post pictures if you need to start a thread or ask detailed questions.

Cool, updated the profile. I'll try to get around to some pics and what not. Got a busy couple weeks ahead, and then hopefully things will start moving.

I haven't decided when the slab will go down, but I at least got a quote for concrete. A little under $1100 for 10 cubic yards of 4k psi after delivery and tax, which I can live with. Then the place up the street rents a power screed and power trowel should I want to use them. I've done a handful of small concrete projects, and definitely learned some lessons. Get enough prep in, I'll hope for at least a decent success even if not perfect. The one upside of my delays is, the crushed stone I put down has had a good year to settle.

BB: may i suggest running any pipe under the slab for wires or plumbing before ordering the concrete if you have a potential need. even if you don't end up using them it's good to plan ahead just in case.

Not a bad idea. I was planning to run wiring through the studs granted, but pipe is fairly cheap, and it's nice to "future proof" it. As for plumbing - I like the idea, but I suppose I have to figure out how deep to put this given freezing concerns. Frost depth around here is 32" to be exact (I think most round up to 36" to be safe). I ran my well line 36" underground and had no issues through the brutal winters with the below zero temp - so far. Granted, this would be in the interior of the garage foundation, so would that not apply as much?

The plan for the garage is a 16' door, and an 8 ft door, this is pushing the limits of the 30' width a bit, leaves me with a somewhat narrow bit of foundation between the doors (one block the studs would mount in to, the block is filled all the way down and rebarred with 2 bolts for the sill plate, but I know that isn't always enough. Should I be looking into something additional to secure it?

While I am sharing, I had originally ordered 2x12 dimensional lumber to span the larger opening, but after some reading, it seemed this would likely not cut it specially given the truss will be resting over it. So I am planning to get 2 LVLs of similar size, should that be ok? And I can use 2x12 dimensional for the 8 ft door I would think?

Wood framing will be a simply 9 ft tall (so overall height will be 9 + what ever amount of block is above slab). I will frame in blocking between all of those studs. That is for the actual garage. The addition that is part of the expansion will be a floor framed over a small crawl space. 12" joists for on top of the same sill plates, so that has just 8 ft walls to match the ft walls of the garage part. Somewhere I have some sketchup drawings, so I can throw that online as well.

As a side note, the county I live in doesn't have an actual county permit office for construction. When I built the house, permitting consisted of permits with the health department for the well and septic, which include inspection, and a building permit from the township which does not. (I meet the guy, fill out a form that describes the size and dimensions, do a drawing, pay 25 cents a square ft of living space, and leave with a permit). The only permit needed for this is the township permit, and it's all on me to follow code.. lol.

I figured I may as well start checking my logic now.

I have fallen in love with the area (if that ain't to cheesy to say).
We are actually right on the line of Mount Vernon and Centerburg, my properly line where the drive way enters is right where Mount Vernon ends and Centerburg begins. We're actually Centerburg schools, and I really like the town as well.

I have to say, once the weather warms up, these towns love their festivals and events. I mix it up between MV and CB, which my 2 kids love. We've grown to quite like the Centerburg's farming festival in september. My son actually got 2nd place in the "Kid's tractor pull" there. Got a little trophy and everything.

Anyhow, I am definitely out of place, like the only person with out, outdoor storage. And I put the horse in front of the cart when I ended up with a lot of cheap motorized toys. I really didn't envision the bumpy last couple years. (I have 3 go karts and a spare riding mower, aside from my main one which I acquired for a couple hundred bucks, but don't yet have a home). I am looking forward to creatively squeezing them in "bay 3" (ONCE the ****** thing is done) - the last 10x26 ft section of the garage. As most of them are around 4x6 ft, this shouldn't be too much trouble.

BB: one thing I've learned in life if a code has a minimum i usually go at least one step above that if possible. so say code say 2 x 4 walls are ok then i'd probably build with 2 x 6's. the reason i say this i your beams above your door should probably be at least 4 inches thick especially if you are running your tresses that direction. or if your new idea of LVLS is something that is a lot better than a 2 x 12 then you are heading in the right direction.

i suppose you can beef up that little spot between the garage doors enough to hold the beams and i'd probably use a metal one. i'd also probably put a metal beam across the top and a couple on the sides to use a hoist on, but if that's not in the budget i understand.

since you are asking building questions might i suggest you start a build thread in garage gallery with plenty of pictures. also post pictures and ask questions regularly so it will keep coming to the top and get more viewers.

take a look at 1/2 cup's thread to see how one should be because he has great pictures and he posts up lots of great information. if he has a question he probably gets an answer fairly quickly from the many followers, but not all threads are like his. i think he has a link to his thread in his signature line and you might put your thread in yours so members can find it. good luck
