Looking for advice on my new garage build. I am building a new home with a 3 car attached garage, along with a detached garage. Largest I can fit in the building envelope is 20x30. Architect is drawing the elevation this week, so I am going to work deciding on how I want the inside to look. A few things about the build:


  • This will be for the manufacturing of carbon and titanium bicycles. I only know carbon and fillet brazing brazing now, have only dabbled in Ti TIG welding so don't have my own setup yet.
  • Elevation much match in style to the home.
  • I have been told I cannot run water to the garage due to septic constraints. I am still investigating this.
  • Ceilings will be 10-11ft, waiting on elevation as it will have to match the roofline of the home.
  • There will be an 8ft rollup door in front with two windows on either side.
  • There will be an 8ft rollup door in the rear.
  • Have not decided about adding additional windows.
  • There will be an access door on the side of the building.
  • The rest is up to me...

We do have a riding lawn mower and a few lawn tools. I had thought about partitioning off a 9x11 room for storage of these so they will not have to go in the main attached garage. I am not a big lawn guy, so I hate for these items to encroach on the detached garage space. I may store them in the third bay of the attached garage.

Looking for any advice/guidance you can provide. The "I wish I had done this" story, etc. The inside will be unfinished. It will just include the two rollup doors, the two windows, 100 amp service, and lighting. The rest is up to me.

Here are some initial things I started playing with if I decide to build the small room for lawn equip. Have not finished placing machinery yet, just a few items to get a rough idea of size.

My thoughts are that even though I do not like the lawn equipment encroaching on the space, I really do not lose much wall space. I would have the rollup door in the back regardless, so I really only lose the open feel of the garage. What I could also do, is have 7 ft ceilings over the lawn equip area and use the 3-5ft above it (depending on garage ceiling height) for storage. This would also keep all of that equipment out of my attached garage, and provide some storage space that is out of the way.

I am still deciding on OSB vs Drywall. I do not mind the OSB look as long as it is painted, but am skeptical with the brazing that will be going on. I will probably also go ahead and run duct work in the walls for dust collection. Carbon creates a lot of dust.

Some decisions I will need to make are:

  • Wall type (OSB vs Drywall)
  • Include the 9x11 room?
  • Install some type of floor over the concrete?
  • Add more windows?
  • Anything else I need to run before I close up the walls?
  • Lighting choices?

There is a lot more, but that is what I am focused on at the moment.
